I've lived here for two years, and there are definitely both pros and cons to this complex.
When I moved in, this was definitely the nicest complex in the loop that I could find for the price. The location is convenient, apartments are a nice size, and the amenities are decent. Anything nicer is either a couple hundred more a month for the same size apartment, or very rundown. The appliances in my apt. were new and work fairly well, and insulation is good - I never hear my neighbors, although I can hear the doors in the hallway opening and closing very loudly (not sure why this is so loud.) The apts come with a washer/dryer, and the complex has a pool and parking garage which is nice. The complex is also full of trees, and the new management has done a much better job of planting flowers and making the place look even nicer. The other great thing is that they have yet to raise my rent, whereas most apt. complexes increase rent each year. I really appreciate this!
Parking for guests has been a challenge, because there was a callbox into the main complex, but all the spaces inside were reserved. Meanwhile, there was no callbox for the parking garage. However, the new management has fixed this which is great!
For the cons, I don't think there is nearly enouogh closet space or storage for me. Also, my bathroom and kitchen are very small although I think this is my layout as other apts in the complex have more spacious bathrooms and kitchens. The bedrooms are also very small (around 10x11). Finally, I liked the former paint job better - they have replaced the brown trim with a bright red-orange which I don't really like.
The biggest problem I've encountered have been car break-ins. I think this is normal for Houston, but we've had several incidents where 20 cars (including mine) have been broken into. We have a secruity company that drives by, but I don't know how much this helps. Finally, residents are hit or miss. Most seem great and friendly, but some seem a bit shady and there have been some problems with noise on occasion. This has gotten better over time, and I feel safe in my apartment, although the stairwells in the parking garage are kind of creepy (no mirrors, and lights are often burned out). Also, lights in the halls are frequently burned out. The other major problem is mold. The trim around my tub is covered in mildew/mold, and I've had a few spots on the carpet as well. They've been good about recaulking the tub, but this is still a concern.
The other cons are that there is no workout room on site which seems strange for most apartment complexes. Also, I've had many plumbing issues...my toilet broke completely once (apparently leaked into the apt below), and water pressure isn't great. My garbage disposal also broke and it took a while to fix. My dryer takes forever to dry clothes. I guess this is a function of average quality appliances.
Overall, when considering location, quality, and price, this is a great value. You can get a better place for more money, or a much smaller place for the same price elsewhere, but if you're looking for a good value, this is it!

The new management has also hired a Houston Police Officer. He lives on site and is very visable. As far as the fitness room, I love the free gym membership to the large gym across the street. Most apartments have a little rinky dink gym with just a few things. This way I can work out and have everything I may need. I love the way that management has really turned things around. You can really tell that they care. Thank you.
