We have lived here since 2006. Perhaps I am a person that has a high threshold for things not being perfect, however, NO MAS! Here are the facts:

1. It is true that the security on the property is mostly cosmetic, however, we have never had a problem with crime here. We live near the front of the complex.

2. Electric bills are ALWAYS incredibly high. Our AC is atrocious and has broken down a couple of times. Our guests often complain that our place is "HOT" when we're running the AC at full blast.

3. The maintenance team is very responsive, however, I think that they are overworked and under-appreciated.

4. LEAKY ROOVES ARE A HUGE PROBLEM HERE! We have been complaining about our roof since Hurricane Ike. Our roof was never repaired until finally on Halloween our ceiling collapsed. Maintenance responded a put up a wooden board to cover the hole, but this gigantic hole in the ceiling is still right beneath it. I am pretty sure that our apartment is uninhabitable with mold and mildew right now. I took pictures and emailed them to the CEO of JMG Realty, but no response so far. Incidentally, management has not addressed this issue as of this writing. NOT EVEN A PHONE CALL!!!

5. Insects are a problem!!! Roaches (big ones, little ones, silverfish and spiders).

6. There were racoons in our attic. After several complaints management finally paid someone to cut the limbs off of some of the trees here. That seemed to take care of the racoon's access to the leaky rooves.

7. The former manager Kathy was mostly unhelpful, but the new one Angie is TRULY UNHELPFUL, PATRONIZING, and INSENSITIVE to any of your tenant-related problems like say, a collapsed ceiling.

8. Parking NAZIs... There is a culture that exists at this complex where your neighbors will have your vehicle towed if you park in their space. Sometimes they leave you a note, other times you just come out and your vehicle is gone! To avoid that DRAMA please use the visitor lot if you're ever visiting friends here.

That's really all I have to write about this place. I liked the location and generally found it to "not be the worst place that I have ever lived in," but apparently I have EXTREMELY low expectations. Trails of Woodlake will find a way to meet or go even lower than your lowest expectations!!!
