Ok so I initally moved into this complex because I needed to find a place quick that was somewhat close to where I was previously living. I was breaking lease there because of a shooting happening below my window. check out beckford place ratings i wrote the one about the shooting last february. So back to this place. I moved here and the staff was awesome I had not a single problem with the manager.... for about the FIRST MONTH!!! I initally moved in on March 31, 2007. by the middle of April I was having a repeated water damage problem on my back porch ( I am one of the lucky residents with a front porch and a back porch). They claimed to have fixed it back in may before my father came to visit. Then Lo and behold come 2 weeks later the stain was back with a vengance. And how convienent that they lose the current manager to a different property and now we have to go through 3 floating managers until we get the one who is manager now. Concepcion isn't a bad person but she's not the greatest either. She is geared more towards the money and all she cares about is the bottom line. Back in October the water damage got extremly bad. it was almost the the electric switch. when i stated this that is when they finally kicked their asses into gear to make sure that it was taken care of... unfortunatly she wanted to find out of the previous "repair" was under warranty or not... so 3 weeks later im still waiting for the repair and I told her that if it wasn't fixed by the end of November that i wanted 150.00 off of my rent. I mean thats a reasonable amount considering its taking close to 8 months to get the problem fixed and im not even trying to break lease. So come the beginning of December the problem still isnt fixed so i go ahead and pay the full amount for december and called her and she said that it would be getting fixed in the next week and that i can have the discount. I told her well i already paid for december so im taking it off of my january rent. she said ok no problem. well i had to leave for NY for a funeral and during that time she came into my apartment without notifying me of it and found out i have cats. ok no problem previous management knew... or so i thought... she then hit me with a fine saying that i had to pay 600 for the pets and that i was only allowed 2 when i have 7. so treated it like they were nothing and that there weren't even members of my family. I looked at the pet addendum that she sent me and i called her out on a legality. I told her where on here does it say 300 per pet' it just says 150 non refundable and 150 refundable it doesn't say anything about per pet. So i have paid the pet deposit. but I don't like it here anymore. I recent;y found out about a shooting in the next building over FROM Concepcion and she never sent out a notice about it or anything. And they are having tons of problems with keeping the parking lot up to date. Since moving in there was never any real lighting in the parking lot and Im at the back of the complex. my back porch faces the bayou and the water pumping station for the city. LAST WEEK is when they finally the lights for the sidewalk and parking lot fixed. its sad that it is taking this long for things to get fixed. the gates never work. they are always open so any joe-schmoe from the street can enter and break into the vehicles and vandalize the property any time they want. The manger claims that its because of the police having to use the 911 box but her story doesn't line up. there are pot hole forming in the parking lot for the last 4 months i have complained repeatedly and still to no avail nothing is being done about it. you can hear the traffic and construction on dairy ashford. residents don't understand the meaning of quiet hours (from 10pm-8am) they love to come through with their speakers blairing at 3 in the morning waking up the whole place. there are people with children running around naked and not caring about it and it just over all a very crappy place. I know that this is a long review but i feel that it is my duty to provide the best reference about this place as i can. there are hardly any windows in the units (if you like a little bit of sun in your place to kill germs go the other direction you don't wanna move here. the only sunlight that come into my place is from my french doors in my living room and my back door to the back patio. thats it. the sun hits the living room wall as its rising so its not too bad. the only really good thing about this place is the fact that the ceilings are NOT vaulted so your electric bill won't be sky high if you don't have a town home. i have a 1/1 with full size washer and dryer and my bill has never been more that 150.00 and that was back in july when i used 1440 kwh. they are also wanting to raise my rent from 559 to 574 and i only have 689 sq. ft. i have found a new place where i get 815 sq.ft. town-house 1/1.5 for 14 dollars less and its just down the road... so if you chose to live here your taking a risk. she caters to the hispanic side of the spectrum. im white and im treated like trash. but it is ultimatly your choice. happy hunting.

where are you moving to? i've read so many reviews and i feel like i have no where to go... any advice. and it's cool i write long reviews too.

I went from having a perfect rental history; on the road to getting a home...THEN Concepcion became the manager. I am currently collecting names/numbers/emails of people that have legal claims against this property. There will be a civil possibly a class action suit filed to fight for former residents, to protect former residents credit and to seek monetary damages. If you know of anyone who has had problems with this property (especially regarding lost files with the leases) or wrongful evictions Please email mrs.nikki_sims@yahoo.com ASAP

i hope you can follow through with the law suit mrs. nikki sims! good luck, i seriously considered it when i lived there, but i wasn't able to do anything. this is probably the worst complex i have ever lived in because of the staff and management.

girl every thing you said is true concepcion is a nightmare i dont no where she come from but she needs to go back the will keep your deposit and say you owe money just because i hate i ever move there
