Just got the renewal letter and Vanderbilt Court is requesting 14.6% increase in the monthly rent on a 12-month lease. New residents are being enticed with rent concessions of up to 1-month to siegn a lease at Vanderbilt Court. Concessions say that, in effect, the rent here is too high. The new residents end up having the "newest" apartments, as well, with newer carpet and newer paint. From an existing resident's point of view: I can move and get a "newer" apartment across the street for less money than my renewal rate. I'm paying more for an apartment (than a new renter) at Vanderbilt Court and the apartment is yet another year older even though I've been a loyal customer for nearly 6 years. Vanderbilt Court is giving away it's best product at the lowest cost to the least profitable renter. Simultaneously, they are pushing out the most profitable residents by charging them a higher rent for a less desirable apartment. Considering the cost of turning over an apartment, the existing resident is also worth more than a new resident to the property. How in the world does this make any sense' Vanderbilt Court management needs to explain the rationale to this resident who has been living at your community for nearly 6 years and is paying more for his old non-renovated apartment than a new customer is paying for the same floor plan except that his unit is fully renovated and he is getting some crazy move-in specials. lGjq8RUBjvsZjkb5ueji
