When I first took the tour of the property I thought the deal was too good to be true for this location and spacious apartment. Yet I decided to move in but soon I realized that I should have trusted my instincts.

The construction is old so the floors creek as you walk. We, of course, didn't notice this during the tour because we were shown the model apartment. The appliances are again old and cheap so my dish washer wouldn't work properly and it would take 2 hours for the dryer to dry the clothes. I complained about the dishwasher to the office, the maintenance guy came over, took a look and told us that most of the other dishwashers don't work either because they are old and that we will have to live with it.

There was a water break down once and we were without water the whole day. According to me the problem was not such that could not be solved in couple of hours but I would give them a benefit of doubt in this case. But the management's attitude was incredible. They decided not to answer any calls during this period. You would have to go to the leasing office to find out when wwould the services be restored and when we asked them why aren't they answering the phones, we were told "We are not here to answer your calls". I am not kidding or exaggerating and you can find this out from someone else. The closing time is 6:00 PM but the office was closed at 5:30 PM that day and we were still without water. So much for the responsibility and friendliness.

Management is rude and they make you feel as if they are doing you a big favour by letting you live in their apartments. You can make out their attitude from the clause that if you pay your rent after 2nd of month you would have to pay a fine of $100. And they are pretty serious about it. I wish they were as prompt and serious about their appliances and the maintenance.

Although I had signed a 12 month lease but because of the job transfer I had to move out after 9 months. Normally in other apartments if you get a letter from the company they consider and only charge you the rent for the notice period but not at verandah. The lease breakage clause is rigid and you are better off keeping the apartment locked for 4 months rather than pay them 85% of months rent, notice period rent, return all the specials and then the rent till they find someone else to occupy your apartment which of course they will not. Ridiculous!

And no matter how clean you leave your apartment they will not refund your security deposit and will send you a bill for normal cleaning of the apartment and carpet asking for more money. Aren't they supposed to take the cost of the basic cleaning of the apartment after someone moves out'

But don't take my word for it. Talk to someone who has stayed there and decide for yourself. You've been warned.

To the second response below that starts with "I love at the VERANDA currently...". Yes, I worked for HP who paid for keeping my apartment locked for 4 months so thank you for your concern but that is not the point. And it is not just 90% of the reletting fee charge but "85% of months rent, notice period rent, return all the specials and then the rent till they find someone else to occupy your apartment" So, suppose if I have to vacate after a month due to some emergency, they may still charge me for the whole year (and more). Yes, I must have signed this because I never saw such a one sided clause at any of the other apartments anywhere and I didn't expect one here as well. Thanks for letting us know that your work was done because you treated the Veranda staff as people because all of us who had had a bad experience need lessons in good behaviour. You work for another leasing company' Why don't you just admit that you work at Veranda'

This is a real response about the Verandah. They are a bunch of bullies who don't take responsibility for thier properties. I am organizing an apartment form today 7/16/2007 about this company. Parking is limited and horrible. They never fix anything in the apartment when something goes wrong and I to suffered from the water break in my home and mildewed all of my wifes shoes in the bottom of her closet. I am very jirated about how they treat their consumers/residents and am filing a former complaint to the BBB about their business habits. THEY are SLUM LORDS who needs to be checked.

I love at the VERANDA currently and I love it here!! Anytime we ask for things to get done it happens THAT day!! The staff is always nice to me and its because when I talk to them I treat them like people!! Yes I will give you parking is horrible but if you dont want to deal with it just get a stall!!! I work with another apartment company in Houston and their policy is the same if you break your lease you pay a agreed 90% reletting fee charge!!! When you filled out your application its the thing on the back the office fills out that YOU signed!!!! If you worked for a good company then they would have paid for it!!

Parking is horrible and the tow truck guys are voltures. My guest came by to pick something up and parked close to the sidewalk near my apartment and by the time he came out his car was gone. It was a 10 minute period. I have a car garage now only because the only parking was across the street at the gym when I came home late. It is not a situation for a single women at 2 am in the morning. The contract terms are always going to be exactly what you sign up for. So be careful what you sign up for. Now they have mandatory renters insurance probably because they take 4 days to fix a leak in your apartment that can cause serious water damage to your property. Be presistant because you have maintanence fees tacked on to your rent so you should get what you pay for whether it is convenient for them or not.
