I have lived here for 4yrs, longer than most. I've seen the office staff change countless numbers of times and now we have a new management company.

The staff is usually pretty decent albeit they do change like the wind as they get shuffled from one of the company's properties to the next. The maintenance guys are cordial and responsive to maintenance calls.

Yes, landscaping crews come and cut the grass early in the (Wed) morning, usually around 7:30-8:00. So what...the same people who complain about that would be the very people who would complain about the landscaping not getting enough attention. Its probably and all day job, so better early than late when people return from their long days.

Rats' Yup. I've seen several. Much of this has to do with people leaving trash bags right outside their doors or in front of the trash dumpster. When I first moved in they used give written warnings for leaving trash outside your door and supposedly would fine you if you several incidents. Now, they have gotten laxed about that rule. If you leave trash for the rats, they will come. They would not be so numerous if people would take their trash to the dumpster and actually place it into the dumpster even if the dumpster lid is down (only down immediately after the trash truck comes).

Crime...I had my apartment broken into about 2.5yrs ago. I live on the first floor and did not have the security poll down on the patio door. Of course I don't blame myself, but I should have taken every precaution. By the way, they actually caught the people and I did get my most expensive stuff back. Additionally, the police said the suspects had committed over 400 burglaries in apartments all over Houston...http://www.tribunenews.com/index_20050628.aspx. Most of the burglaries seem to occur during they day...and believe me I know as I was hit first hand but two of my neighbors were also hit over the years and it all happened during the day. There have been several incidents around the property but that is the same for many of the properties in the TMC area. There is a security patrol that comes periodically and sometimes they do actually sit in the security house late at night for short stents. Changing gate codes probably wouldn't do much since most of the codes are based off of your phone number submitted to the office. So, you can move wherever, crime is still there.

Rent has gone up significantly in my four years ($680-2003/04 to $805-2006/07). I guess you can find many less expensive properties in the TMC area, it all depends on how new of a property you want, and what type of amenities.

I've had some neighbors who were heavy footed but never had issues with excessive noise in general. I don't live on the pool side but have known some people who have and they reported that it can be noisy during the summer.

I think that you must be realistic about your expectations. If you think you are safe because you are fenced in and have a code to the gate, get real. If you think that peoples cars and apartments are not going to get broken into because they put a 24hr security guard at the front gate, unlikely. This area is as safe as most other places around town. Most of the people who feel so scared beyond the front gate have probably lived sheltered lives. They have never been a victim of a serious crime but are scared for no reason sometimes. I don't know.

I like it here obviously since I've been here for a while. If you read about the other TMC area apartments listed here (77054 or 77030) you find the same types of concerns. Be careful about what one complains about and take these postings with a grain of salt (including this one). Everyone s life experiences and realities of the world vary greatly. There is good and bad no matter where you live so have realistic expectations.

That was very insightful. Better than most posts you find up here. Great way to emphasize accountability for your own personal expectations and standards. Your post was refreshing. I'm considering moving to these apartments.
