The worst place ever.

Vineyard trace has been nothing but a nightmare. My dishwasher has been broken since the day I moved in a year ago, so I have had moldy water sitting for over a year. I also have called to complain about my bug infestation and it was never resolved. I also had my car towed only two days after a notice was sent out to get parking stickers, well I work and the office was closed so when I asked for away to contact the owner with concerns I was told they did not have that information (who doesn't no how to contact the people who sign there checks). Lets not forget that the pipes constantly break and there is raw sewerage all over the place. As a single female I was very uncomfortable and was very upset at the response I got when I complained about being harassed on a daily bases.

I have just read the above review of Vineyard Trace Apartments and would like to invite the "unnamed author" of this posting to visit with me and the property manager in the leasing office at your convenience in an effort to address the issues you mention above. I am not familiar with the issues you mention and would like to understand where they originate from. I would like to mention that over the last 12 months, the management and ownership of Vineyard Trace Apartments has spent well over $1 Million to improve the quality of life and living at Vineyard Trace. Apparently, it seems to have made a difference as we are almost 100% full and have high resident retention. I have checked nearby properties and this is highest in the area by a significant margin. Thus, it appears we are doing the right things to satisfy our valued residents. For now, I would like to take a moment to address some of your concerns: 1. I just reviewed the open maintenance requests for the property and do not see any reported dishwasher issues. In fact, there is a very small number of open requests at all. If your dishwasher is not working, where is your request? Why would anyone live with "standing brown water"? Please give us a call in the morning, report your "issue", and give us a chance to address it. 2. VT apartments is one of few complexes in the area that offer WEEKLY pest treatments. We take pest control very seriously and do everything we can to minimize this issue. If you have a pest issue, are we visiting your apartment every week to resolve it? If not, why not? Have you not reported it? 3. Towing has been regularly enforced over the last 12 months in an effort to reduce the number of blatant parking violations, uninvited guests, and improve the general parking situation for our residents. This is not a new policy that we recently created. At the time of move in, it is clearly explained that all residents should have their vehicles registered with the office. This is to guarantee that residents have ample parking in the evening when they get home and to prevent any towing of tenant owned vehicles Any unregistered vehicle is required to park in the visitor parking area only. Again, this is to insure that residents have sufficient parking for their vehicles - after all, this is their home and unregisterd guests should not be in resident parking areas. 4. Any resident can visit our company website at www.hm-equity.com and click the "contact us" link if they would like to submit any feedback. All communication is reviewed daily and acted upon immediately. 5. I am not aware of any broken pipes or "raw sewage" flowing anywhere on the property. From time to time, some residents will foolishly dispose of items they should not down their toilets. This can sometimes cause a difficult situation and disrupt service for others. We obviously take these types of situations seriously and react with an emergency response to quickly resolve the issue. The well-being and satisfaction of our residents is extremely important to the management and ownership of Vineyard Trace Apartments. I would again like to invite the unnamed author to schedule an appointment and visit with me at her convenience to discuss these alleged "issues". If you are sincere about wanting an audience to voice your concerns, please come see me and we can resolve them together - posting anonymously on a website does nothing to help anyone. I used to stay there also and even if you do talk to the manager or owner nothing will happen. They will just fill you with bull poop and make you think things will change. But they wont do nothing, just accept it the place is a dump the owner could spend another million dollars and it will still be a dump it will always be a dumb bottom line. With out a doubt it was the worst place I have ever stayed. I would rather be drug down I45 to galveston with a rope around my ankle than live there again.

Good Luck on solving your situation with Vineyard Trace. I never moved in because of what I saw the day the keys were given to me. I returned the keys and asked for my refund. To this day - I have not received it yet. Trust me I will get my refund. You are exactly right - the answering service cannot get in touch with the management in the office. Whom ever this is responding to you - they never never responsed to me when I asked for my refund. My situation occurred during Hurrican Ike. They wanted all the necessary monies before the hurricane arrived in Houston but they do not want to return my monies. Extremely bad business practices - no customer service.

I agree with you guys... This place is a nightmare. I cannot wait to get the hell out of here. Really we should all take our cases to court.. This place needs to be torn down......

WOW... again. I have never been to this property and I am looking to move to this area because it's closer to my family, but I see how confrontational the management is with those tenants posting negative reviews. If they post it, then obviously they feel that strongly about it. It does nothing good to accuse your tenants of being liars to make yourself look better. The fact of the matter is it works against you. Lesson 1: simply reply asking if they can identify themselves so you can resolve the matter (and be DONE with it). Instead, you chose to ramble on which hurts the image you try to save. Now I KNOW to stay away. I am, as well as your tenants, too grown for excuses from someone you write a check to on a monthly basis.
