I lived at Vizcaya for 2 years. I never had maintenance issues really except I kept asking for window screens that I never received. Always some excuse. I lived on the first floor and my neighbors upstairs would come home drunk at 2-3 a.m. and verbally and physically fight until 4-5 a.m. Several complaints were made to the office but nothing ever happened. The biggest thing for me and what I saw done to others is that if you own a pet when you move they pull up the carpet and look at the underneath. Any clear-colored or yellow rings they see they charge you over $900 to replace the carpet. They will put it on your credit if you do not pay. My carpet was in emaculate condition for having lived there 2 years with 2 small pets. My pets had thrown up a couple times which I immediately cleaned and disinfected. There were also liquid spills that were always immediately cleaned. There was not one stain on the carpet when I moved out, no damage AT ALL. Yet they kept my $500 deposit and charged me $900 more claiming the carpet had to be replaced due to pet damage. I was floored. $1400 to replace a 1 bedroom 800 sq. feet''!! When I went to the office to look at their proof they had pulled my carpet back and took pictures of the underneath. You could BARELY see clear rings from where I had cleaned. This was not pet damage. They also charged for having to clean the foundation which was a crock. There was no pet urine/feces or fleas ever on my carpet. This was clearly a scam and a way to make money. I disputed and filed a complaint with the Houston Apartment Association. My advice is not to live here. I do not approve of their tactics.

I have some advice for you. You may demand that the management provide all documentation showing all the charges. They must show any and all costs ie: carpet/pad replacement, pet and urine concrete treatments etc. The property must be provide this information to HAA within ten days of your complaint. You are entitled to the information.

Thatis so unacceptable. Your pet deposit is suppose to cover any problems. I would get a lawyer and sue the complex.

Interesting. I sense that you must have made someone mad without realizing it. They overlook some things for some but not others. If you complain about their lack of responsiveness they may select not to overlook it any longer and go for the jugular. I have a very strong sense that this may have occurred. Is it coincidental that one of the managers was either reassigned or terminated a week after your complaint was posted? I don't think so. Good job.
