I lived here for a year and I was really pretty happy with it. I lived at Gateway before that and it was awful, so The Exchange was a GREAT improvement.
My unit and bedroom were very clean (but it was new at the time). The bed was comfortable and held up well. The desk and chair were kind of a joke because the chair was SO uncomfortable and the desk really was just a table. The dresser was nice, but scratched so easily. The washer and dryer were perfect. Same with all the kitchen appliances. The kitchen table and chairs were fine. The couch was so ridiculous, they shouldn't have even bothered buying them. They were made of some awful, slick material so that the cushions never stayed on, and while you were sitting on it, you'd slide right off. Forget sleeping on it.
The bedrooms are pretty small in the 3 bed unit, but it's nice to have your own bathroom inside and private walk-in closet. There was also a closet in the entry-way and one on the balcony with plenty of room. (We stuck our desks, lame chairs, and even closet doors in there.) And the small room can be dealt with considering the living area is spacious.
We also had the water heater problem but had my boyfriend turn up the temperature on it and we never had a problem with it again. And there really is dog poop everywhere near the entryways. The staff put up doggie-bag stations further away, and of course owners are way to lazy to walk across the parking lot to do their business, so it just piles up right outside the buildings. They should place stations near each stairwell/entry.
I lived in building 12 and it was usually pretty quiet. Our balcony overlooked a ravine with plenty of trees to hide the other buildings, so it was really peaceful. Occasionally, the person below me would blare their bass at 8am for a few hours. If I banged on the door, the either wouldn't hear me or were ignoring me. And if I called the office they said they would "take care of it", but it wouldn't stop until quite sometime afterward--sometimes hours.
Parking wasn't bad. The payed, covered parking was at the farther end of the lot so that sucks for those people. But depending on what time of night and which day of the week, parking was pretty easy to come by. The gates were stupid though... Some idiot or another was always breaking it so they'd have to leave them open for days on end. They have a security camera watching it though so I don't know whatever became of that.
Maintenance was always prompt for us. The same guy was always very polite and friendly. He'd always tell us what he was going to do or what went wrong or how he had fixed it, so we'd known better in the future.
I never had really bad run-ins with the office staff because I didn't contact them often. But one time I caught the guy in a lie and he kept contradicting himself so that he could tell me what I "wanted" to hear instead of the real answer. The other reviewers are right--they do make up stuff right on the spot instead of taking the time to find the answer or simply telling you they don't know.
My only big complaint was that they would NOT under any circumstances allow me to renew my lease for only 6 months. We even contacted the property owners (not just the office manager) and even offered a higher rent amount, but they kept delaying my request until finally they denied it, saying they were guaranteed to have my spot filled by a year-long lease.
And for the person who recommended Gateway as "real luxury student housing"--It is NOT. Go read those reviews. I lived there too and would NOT recommend that place, though I DO recommend The Exchange. bYr9ljUwtCbMRXE8dRDC
