Not too bad...a few problems

My fiancee and I moved into Valley Oaks in August 2004. We moved in on a great special ($35 total move-in and $70 off market rent). I moved to the area from Houston and was impressed. The office personnel were friendly and courteous. I never had a complaint about them. The maintenance was so-so when we first moved in. The A/C didn't work and in August it is a neccessity. It took almost a week for the A/C to get fixed. We moved half of our furniture while it was broken and the indoor temperature was 94 degrees. Children playing in the parking lot concerned me most of all. There was no parental supervision. We had some great neighbors and still communicate with them. However, if you do decide to move there, if you can afford it, I highly reccommend the town homes. All of the problems that existed with police and arguing came from the smaller units across the parking lot from us. Every time I would go to the laundry mat to wash my clothes, a couple was in the breezeway banging on doors and cussing at each other. Another thing that irritated me was the fact that a registered sex offender lives on the property. This fact is from the Texas Department of Public Safety's web site. The fact that an elementary school is located right next to the apartments is alarming. It is against the law for a registered sex offender to live in the vicinity of an elementary school. My fiancee and I moved, because we purchased a home. We signed a 13-month lease and had only lived there for 5 months. The office staff was nice enough to only charge us the reletting fee and the final month's rent utilities. Otherwise, we would have paid the reletting fee, $770 in administrative fees, and all of the difference of the market rent and the special rent. The workout room and the business office were always clean and convenient. I would definitely reccommend Valley Oaks despite the problems, but I would only sign a 6-month lease. If you like it, renew; if not, move.

How can you honestly recommend a property that allows a registered sex offender to live there? Come on! And obviously if you broke your lease it wasn't that great. The AC was broke at move in, Unsupervised Children, police there frequently...yeah..sounds like they need to be recommended.

I recommend the apartment complex because my direct neighbors were wonderful and the staff was great. It was a lot better than any apartment I had lived in previously.
