I moved in over a year ago, at my last renewal the rent went up $60 per month, PLUS a valet waste fee (25) and a new mandatory Cable charge (40). To my knowledge they didnt ask any of the residents if they wanted their trash to be picked up at their door (I still take my own to the trash bin) and I also dont have a tv and am being charged a mandatory cable tv charge (is this legal)' They will not work with you on the lease renewal as they said it is generated by the computer. I am sorry but this is the FIRST apt complex that has not worked with a renewal. You are also charged a trash fee per month. Oh and who chose the current color of the apartments' The color is Nasty!

When my lease is up, I am outta here. It is SO NOT WORTH THE MONEY.

I am inclined to disagree. This place is actually a good deal for its location and quality. As far as Valley Ranch area goes, this is one of the nicer complexes. I have cable (included in rent yes), a washer/dryer, and an attached garage for $775, which may seem high but if you go around to other complexes near here, adding the amenities above will run you well over $800. Don't believe me? GO ask around...because I did when I was looking for an apartment in this area. Your other option is to move south of 635 into Las Colinas where rent itself is $800 , without ANY amenities at all. Other than my trash fee which is included with water...I don't know what you're talking about...I never paid any extra for the valet trash pickup...$25 is a penalty if you leave your trash out outside of the pickup window, which would be YOUR fault. Though I will see when my lease is up, you're probably right about the lease renewal thing. Then again large corporate run apartment complex (i.e. Camden, Amli, Gables) will NOT negotiate with you on price...they go with market prices unfortunately.

You are entitled to your own opinion. If you have signed a lease within the last 6 months you DO have a monthly $25 valet waste fee. Unless you are doing "special favors" for the front staff which I guess they will take it off your lease. Who knows. I am still standing by not referring anyone to this complex. If this is such a great complex to live in why are so many people moving out? I have counted 6 in 3 builidngs by me within the last month.
