Weigh the pros & cons

This is a very good place if you have a large dog, like trees and water, need to live in Las Colinas to be close to your job, and want the largest floor plans in the area at a pretty reasonable price.



The drawbacks: Security is nonexistent. The landscaping is indeed mature, but that also means the buildings are also quite old, and it does show--lease here for the space, not because you want a trophy pad. My windows are completely out of plumb and inside the walls have been ineptly patched, insulation is very poor (expect your electric bill to skyrocket), some appliances and the heating/AC units are often shockingly old, and decking and floors are rotted in places. The paint job is amazingly poor (the "new" kitchen countertop was actually the old one sprayed with a thin layer of the same paint used throughout for the cabinets and walls; the "new" tub was really the same tub with a fresh veneer which began to come off in patches the first month). You may have to ask several times before your repair request is relayed to the maintainence staff, but if it is an emergency (such as when my hot water heater rusted out and flooded the place or the toilet upstairs was leaking into my apartment) the speed of response was great, and it only took one request.



The staff do generally seem to try to do their best. I say this with situations in mind when their conduct has really made me angry, but there have been as many, if not more, times when they were truly quite wonderful. There has been a real effort recently to communicate better with residents about things like the city shutting off water, etc. and that is greatly appreciated. I just try to keep in mind that they are human like the rest of us, with good and bad days, and mistakes will happen. The simple fact is that, like anywhere else, if you think your request is important you need to stay on top of it--and all renters should keep excellent records, especially if you?re hoping to ever see your deposit again.



It would be great if the many sprinklers that have broken heads (and spurt a single gush of water into the creek, or worse, onto paved areas only) were fixed and the system would not operate in the middle of the afternoon in the summertime or when it?s raining. Paying for this kind of waste seems stupidwhen the savings could finance finally fixing the spas or purchase another piece of equipment for the recently refurbished yet still woefully inadequate fitness facilities. It would be nice if the creek were properly cleaned so it doesn?t become a stinking stagnant, algae-choked mess by the end of summer and if the many swaths of bare dirt were replaced with grass or groundcover. I have to imagine the budget doesn?t permit and RAM corporate doesn?t care.



It would improve the quality of life if every single hard-wired smoke detector in every unit was checked: mine didn?t work although the ?okay?light was always on. I found out the hard way (and maintainence staff replaced it the same day), chimneys were cleaned every few years (ditto HVAC), pool security was enforced for noisy wee-hour interlopers, and the porter didn?t feel the need to tidy the office sidewalks with a roaring leafblower for 20-45 minutes early every weekday morning instead of simply using a broom, as it used to be done.



But it is nice to have your mailbox right outside your door, convenient covered parking, and the peaceful view of big trees outside my windows instead of the more usual concrete or a neighbor?s apartment, and plenty of space to exercise your pet.

However, when I lived in a much smaller, more expensive, somewhat newer place nearby for two years I had none of these niceties and experienced FAR, FAR, FAR more difficulty obtaining repairs, a dependably snotty and arrogant office staff and a ROACH problem ("waterbugs" my foot!) that was totally out of control no matter how diligent and clean you were. It is suprisingly not much of a problem here despite all the water on the property and the age of the units.



Every place has problems and resident wishful-thinking improvements. I will probably renew just because the location is so convenient to my work and it?s easy to get used to having 1335 square feet to move around in, while at the same time I grit my teeth about the problems that I sincerely hope will eventually improve.
