I am on my 2nd 12-month lease here. When I first moved in I was very impressed as I had 2bed 2 bath with a massive 1 car garage w/ storage for under $1000! I quickly learned however I was very wrong. I thought each of my concerns were smal but they keep adding up until the final straw came this week.

My AC has never worked properly and I moved in during July and it was HORRIBLE! After trying to get it fixed properly (work orders twice a week)through October I called the City and code enforcment came out to look. THey found the AC units will never work properly as they are not rated to cool enough in Texas weather. He also found several other saftey concerns that put the whole complex out of city code.
THey finally fixed the AC by disconnecting the heat which was then not repaired until late December, early January when the winter cold was at its worse. Of course I learned the following summer (2009) that by them fixing the heat the AC didn;t work any more.

I could live with all those becasue the place was nice but....
1. I can hear my neighbors above me and next door all the time through the walls over my TV.
2. I had a water leak from the ceiling for 3 weeks (5 work orders) before it was repaired
3. Wall and ceiling damage due to leak and standing water
4. Mold growing like crazy sending my allergies into havac
5. Told by emergency maintaince that AC problems are not considered emergency which can only be fixed during the limited office hours.
6. THey don;t answer the office phone
7. THey raised my rent upon renewal $75 a month (I argued it down to $11) but are renting my floorplan for $125 less than my original rent!
8. BIG ONE: I was served an EVICTION notice claiming rent was unpaid for September. Rent due 9/1 Notice was DATED 9/4; POSTMARKED on 9/5; DELIVERED no earlier than 9/8 (due to labor day) YET. IT stated I was to VACATE by midnight 9/8.
THing is my rent was paid in full on 8/31 w/ proof from Bank of America Bill Pay and I have never paid late!!!!!

THEN: this issue was claimed to be taken care of according to the office as they had made of mistake (although my mom had to talk them cuz of thier limited office hours and my work schedule)then on 9/10 there is a note on my door claiming I must pay additional fees.

STAY AWAY FROM THIS PLACE. Lots of problems and nothing but excuses from the mgmt. Been thru 3 managers since I have been here

I am so mad at myslef. I should have done more research about these apartments before moving in. I have three children and live on the third floor, which is first of all a bad idea. I got this apartment because of the space. Little did I know that my first electric bill would be $400.00 and kept increasing as the summer days passed. The leasing office is a pure joke. Never submit a maintenance request online, it won't get done until they want to. Our lease is up in January, you better believe we will be speeding getting out of that property. It's not worth it. The money I am spending on rent, and bills I should be in my own house by now... Please don't make the same mistake as I did, Look elsewhere!!!!!

I currently live at the Coloianl Grand at Valley Ranch and am having some issues myself. How do you know you had mold and what type of mold did you find? How did theey go about fixing the mold issue. PLEASE POST AND LET ME KNOW!!!
