I have actually lived here a couple of years. It isn't bad for Irving. Most apartments in Irving are overpriced for what you get. Compared to the other trash its not a bad place. The management is horrible and i wouldn't ask them to run a peewee football team much less an apartment complex. They actually tried to charge me late fees for a water bill that wasn't due yet. Since you pay the water to them they will try to charge you late fees or evict you for water. Even though its not even due the same time as your rent. I have had to send them a letter or call them because they threaten to evict and then its usually their screw up. If you need a cheap place and don't mind dealing w/ management then you can survive. Nothing special. cheap carpet. neighbors that come it at all hours of the night. They actually charge for trash, but they only have dumpsters and they are usually full. Your not paying for any service or anything. It has been an ok transition place. SROlYjGrgm2VnM-SactV
