I have lived in the Gardens of Valley Ranch for a few months now and I can't believe the reviews that are listed here. I have not had any problems at all since I moved in. The leasing agent was great, and spent a lot of time with me finding the "right" apartment for me. They gave me very detailed figures of the move in cost, and there have been no surprises.

I did have a few things that needed repair upon move in and it was all completed to my liking within the first few days.

As far as the complex, I love it. It is probably one of the most pet friendly places I have ever lived. One of the perks of living in Valley Ranch is that you can get out and walk with your dogs with no traffic problems or no crime threats.

I live in the largest 1 bedroom, lots of space. The complex is very quiet at night and I have lived in a community that neighbors were so friendly.

If you are looking for an apartment in the Valley I highly recommend living here.

wait til you get ready to move out...unless you are an IMMACULATE housekeeper.....or until you have something go wrong and you have the patience of Job!! Good luck! I loved it the first 3 years I lived there, too!

This is probably one of the managers or leasing agents trying to convince people to live here. After reading the true reviews of this place, there's probably been a steep decline in tenant applications

I live in the GARDENS of Vally Ranch - I am not one of the Managers. People here are still effected by the old Managements way of doing things. Ellen and Calli are great. You have to give them a chance. The apartments are nice and what's more they are reasonable in these terrible economic times which in fact should be what the topic of discussion is instead of you little feelings being hurt just because ever single little thing didn't go your way. If you lived in the Aprt for 3 years - I am sure there was 3 years worth of DAMAGE you needed to pay for PFE1029. Once again I live there, I am a tenant and the Mgmt and the whole feel of the Gardens has changed...just give it a chance people. RF

Well, if you live here like you claim, I find it hard to believe that you don't understand the comments posted here. I have lived here for the past two years and I am very familiar with the fact that at least 70 to 80% of my neighbors have complaints. In fact in my building there are 10 units and all except 3 units (including mine) have changed occupancy. Actually, most of the have changed more than once....meaning that most residents don't stay past one lease. It's not a horrible place,but there are a lot of negatives and I really think that it's impossible to not have either heard of or noticed the negatives, especially since your neighbors are friendly and talkative.

I moved here in September 2007 for my job. I was limited on time and I had to find an apartment. I looked at most of the apartments in this area and it seemed like the Gardens had the best deal for the most space at the time. Luckily I got the biggest one bedroom for 725 and no one else could beat it. Unfortunately, I have had issues with the place from the start. 1. My water heater was broken as soon as I moved in and it took five repair request to get it fixed. I was pretty upset having to take cold showers for almost two months but luckily it was still hot outside. In addition to these issues, for the two years I've been here my water has never been hot only warm. So I wonder if my dishes and clothes in the washing machine ever really get clean. 2. My patio door lock doesn't always work and they wouldn't fix it (good thing I lived on the second floor) 3. The paint on my door is peeling and they didn't repaint it although they did it for all the apartments surrounding me since they were not occupied. (I'm sure I'll be charged when I leave) 4. There has been a nest or some type of cocoon above my front door since I moved in but they wouldn't come remove it. 5. I accidentally wrote my rent check for the incorrect amount and they charged me an extra $300 plus interest as punishment (stating that they would charge me for the market value for the month plus accrued interest) and the management wouldn't cooperate with me. (I just paid and moved on with my life) I wanted to complain to the management company but they refused to provide any of the company's contact information. 6. The leasing agent that I worked with to get my apartment started calling me without my permission (Luckily, he got axed) 7. I still had to clean my apartment very thoroughly because it was not clean when I moved in, but I'm sure they charged the previous tenant covering the cost to clean it (shouldn't it still be clean????) because I was warned by some of the staff to be careful to make sure I list all of the issues that were wrong with the apartment. 8. When they were fixing the roof, they didn't send any notification to me and it was extremely noisy and disruptive. The workers also left leftover shingles and trash on my balcony. 9. I really think these apartment have very poor insulation. Now I know that the price of electricity is somewhat high in TX, but considering that I don't spend much time at my house, I always turn lights and electronics off when not in use, and I have few items plugged in, my electric bills are ridiculous. I have to freeze in the winter and sweat to death in the summer not to get a bill that is over $150 which is ridiculous for one person and a one bedroom apartment. For the last few months, my bill was $186 and I was gone for half the month of December. 10. The mailboxes have been broken into 2 to 3 times in the past year. 11. They waste a tremendous amount of water. I'm not a tree hugger, but when I see a sprinkler spraying a ridiculous amount of water toward the parking lot and almost directly into a gutter, that disturbs me how wasteful they can be. I HATE their sprinkler system. They spray more water on my car than anything so I can never keep it clean since it leaves a white residue. There are a couple of sprinklers right by the staircase to my apartment, so I have to make sure I'm not coming or leaving at a certain time otherwise I get soaked. Some may wonder... why did you renew your lease? Well I forgot that this complex requires a 60 day notice to move out. No, they don't send you a reminder letter until about 45 days prior to your lease termination, so I renewed my lease for another year. Plus, I didn't have the time to look for another apartment at the time. This year I'll be sure to send in my 60 day notice so I can get outta here. The one good thing is that my rent only went up $10 the next year and it's close to my job. Sadly, I looked at this website prior to leasing my apartment and I thought that there may have been a few disgruntled people exaggerating their experiences. Needless to say, I was wrong and will definitely review this site before I look at other complexes when my lease ends here.

Why is it that you always here the bad things/or claims of bad things and never the good ones. Come on!!!! For the people that post these bad things, you must realize that you are way out numbered considering all of the people that have lived there. Move on and get a life! No, I'm not management!

During the time I lived there the complex was fine. I had no trouble with the management. The trouble begins when you move out and they create bogus charges in order to take more money than what was already put down.
