The community is generaly quiet. However repairs are not done. In one complex there is a large window that has been broken for over a year. I pay extra for a modest yard area which the complex has yet to repair the damage done by previous tenants. Most important one must know the utilities are billed off one meter for the entire complex which results in average electirc bills in excess of 100.00 per month for a one bedroom occupied by a single working adult. In additon management fails to uphold Irving maximum occupancy laws, it is not uncommon to have 4 adults residing in a one bedroom apartment and sadly when reported to the management company they refuse to deal with these issues. So all in all I cannot recommend this property as a first choice, I won't call it a last resort either. But be prepared for high utility bills and repairs that can go undone.
