I lived at the Oaks for a few years and here is what I experienced during my time there...
The apartments are VERY out-dated - one of the oldest in the area. The appliances are the lowest grade, the carpet is the very lowest grade, no ceramic tile or high-end countertops like you'll find anywhere else in the area. However, the prices don't at all reflect this. Once your initial lease is up, they raise your rates A LOT every time you renew.
It's in an odd section of Valley Ranch full of older apartments and some are what I think is called "Section 8", regardless, what I'm trying to say is that some are government subsidy housing. Take this for what it is worth.
Lots and lots of dog poop everywhere. In the management's defense I did see one or two notes go out, but it didn't help. Maybe if you own a dog you won't find this as annoying. I don't have a pet so I think maybe I find this *more* annoying. I don't know. Poop on your shoes can't be fun for any reason.
IF YOU LIKE YOUR CAR, DON'T MOVE HERE. There are swarms of birds, and keeping bird poop off your car will become a full time job. There is no covered parking to protect your car, so be prepared to wash your car DAILY or the bird droppings will ruin your paint. (This is not an exaggeration, I promise!)
The pool area is quite small and usually over-run by people bringing a whole car full of kids, so don't expect and peace and quiet out there.
Mailboxes are a HUGE issue. With ID theft being what it is, I would stay away just due to that. After having the boxes broken into once a week for months, they still didn't install the higher grade mailboxes. The place where I live now had the mailboxes broken into once and they fixed this immediately, so it can be done.
Management is ok. I can't honestly say I hated them and I certainly can't say I loved them. They were okay. They fixed some things, and they didn't fix others. They were nice sometimes, and sometimes they were outrageously rude.
All in all, it's not the worst place you will ever live, but for the money you can find a MUCH MUCH nicer place. It's not that they are the worst out there, but for what they charge, they very well may be the worst place out there in that price range. Let me explain better - I moved ten minutes away and for $200/more/month I went from 1 tiny bedroom to a 2 bed/2 bath/2 car ATTACHED garage apartment in a five year old complex.
