I've lived in this complex since October '04 and will move out at the end of March '06. The area is nice and I will stay in the area for that reason, but will not stay at the Oaks, nor would I recommend the Oaks. My roommate and I would warn potential renters about SEVERAL things.

The appliances are really old (our microwave has a turn dial and push button to start). Management says they are going to replace appliances, but I don't know.

The floor in our kitchen is so uneven that our refrigerator door swings open and slams against the pantry door.

There are numerous cracks in the walls, though not too bad. It probably has to do with the entire area being built on shifting soil.

And speaking of that, the water is frequently shut off from 9 a.m. to 5 p.m. due to the city having to repair leaks in city pipes.

And while we're talking about water, the bills for water are outrageous!!!!!!!!!!! My roommate and I have lived in many apartments between the two of us and have never had a water bill more than $20. Here, the water bill is never below $45. Our most recent bill was $86 (just after we gave our notice to move out...ironic). And then yesterday we got our final water bill (even though our move out date is still over two months away) and it was $241!!!!!!!!!

As far as management goes, they are o.k. The manager, Lydia (I think), is not my favorite person. She's very impersonal and sometimes rude. Other office staff is very nice though.

However, expect your leasing process to be practically never-ending. We were constantly being called in to sign a page of this or that due to error on the leasing agent's part.

Maintenance is o.k. Although it took two months of repairs on our air conditioner this past summer before they finally realized we needed a new unit. No problems since they replaced it.

OH, the apartments are so old and all the windows and doors are very drafty. Expect any seating by windows to be the coldest during the winter. We placed extra insulation outside our patio windows which face into the living room, but it is still very cold next to those windows and in the dining room by the window seat. We had maintenance put extra weather stripping around the patio door and it worked o.k. last winter, but this year it's bad again.

When we moved in, we were told the carpet was new, but it wasn't. It was merely steam cleaned.

As far as noise, it is a quiet complex, unless your neighbors blast U2 every Saturday morning like clockwork. That's pretty bad that I know it's U2 because that means they play it loud enough for me to recognize the songs.

One good thing I will say for renters with pets, there are ample pet stations located throughout the complex. Although the stations may run out of baggies from time to time, there are trash bins.

I was thinking about renting here and they told me the water bill would be between $20 and $30 per month for a one bedroom/one bathroom. Sept. 2006
