DO NOT MOVE HERE OR YOU WILL REGRET IT! well lets see, my husband and i moved in here about three months ago. well i happened to stumble across this website the night before trying to look for a website for the oaks. but seeing as they are so low rent they dont even have a website, so that is how i ended up on here. everything i read on this site was true. the gang members walking thru the parking lot, the paper thin walls, the horrible squeaking in the ceiling. one day they were doing a remodel in the apartment above us and they were banging on the walls so loud that my 5 month old daughter woke up screaming from her nap. so i called the office and some girl answered the phone and responded rudely...... and of course not a damn thing was done about it. the banging on the walls went on for a month and no discount on our rent for that month or anything. so we are paying 850 dollars to live in pure chaos! not to mention , my husband actually had to go upstairs one night at nearly ten o clock and ask the maintenance crew to stop working and go home. are they freaking kidding me' ten o clock' my daughter was already asleep! oh and the squeaking in the ceilings is NOT the normal occasional footstep. it literally soounds like the roof is going to fall in at any time. its so bad that my husband and i actually have to pull our matress out into the living room just so we can get some sleep. oh but then i have to wake up every morning at 6 am because my neighbors upstairs are up. they are totally unprofessinal in the office. they keep putting notices on our door for paperwork that they still need signed by my husband and they need a sperate application for me. yeah, well they can shove it because they arent getting anything from us. we want out of this lease so badly. oh and we still havent gotten our water bill after living here for 3 months, so we just wrote our rent check for 50 dollars more,but do they say anything' nope they just cash the check.

I agree with you on everything I used to live in these apartments and hated them just as much. The water bill is three months behind so you won't get one until you've been there three months, crazy I know and they usually range from 50-60 dollars and not to mention the sky high electricity bill that went from 150 -200 a month! Good luck on getting out of your lease look under Lincoln properties to get the website to e-mail corporate. I did this and did finally get a break on rent.

I emailed corporate once and actually got a pretty quick response, then I got a call from the manager while I was at work who was mad at me for calling her boss!! Our water bill was at least 3 or 4 months late and about $1,000 which was WRONG it was just me and my husband in a small 1 bedroom and we work all day. Anyway, they sent us to collections and it took over a year to duspute. There is still a mark on our credit that we are trying to fix but I would suggest you call the water company and find out what you owe if it takes longer than 3 months. Overpaying rent won't help unless you make it very clear that the extra is for the water and even then it is questionable. Good luck!
