I wrote the review on Feb 9 w/ the title above. To the OVR (Oaks @ Valley Ranch) credit the water problem was fixed the following day @ 4 pm. So I was only w/out water for 1 day...No big deal right' Also to their credit my water is not out as of today, but only the HOT water. Now...this problem only occurs about every 3-4 weeks so if your always one the road or never shower, drink water, wash clothes this is the BEST APARTMENT IN DFW!!! This place would be great for you if you don't need water or HOT water...I mean great. The staff is also the best. They always knows whats going on and give you about 10% of the actual time it will take to fix. For example if they say it will take 2-3 hours...then you should probably prepare for 10-12 hours to be on the safe side, but maybe they will surprise you and get it done is 6-8 hours...to their credit this happens sometimes too. An considering you will never have water be prepared to pay 50-70.00 a month water bill.
But in all seriousness...I wouldn't refer OVR to anyone...I hope that you get a good rate of 2.00 per month b/c that is about all its worth.
My lease is up on May 16 & I am leaving ASAP on May 1.

I have lived here 8 months and never been out of water. Much less hot water. I can wash 5 loads of clothes in hot water and take a shower at the same time and never once have I run out of hot water or any water for that matter.

Sorry '05/06/09', but the orignal message from 04/05/09 Dont MOVE HERE PART 2, is correct!!!! Apparently, you dont live in our buildings. There was a water leak from a pipe, that caused the water to be SHUT OFF 4times (I kept the notice that office tacked on to the door) Funny thing, the first time the pipe 'leaked', they just shut the water off, WITHOUT notice!!! This was really convenient for those of us that work second shift and needed to shower in the afternoon. What was really funny, was the level of empathy the leasing consultants offered! A month later, same pipe caused another leak, and water was shut off again, the office posted letters aftr the fact!
