Service is not On Par with the Price

The complex is quiet, offers a bunch of amenities, but in my opinion is not worth the rent they charge for a few reasons:
(1) The Pool: There is no outside hottub, and there are usually families with kids in the pool, when it's not closed for repairs.
(2) I've had problems getting fair and honest treatment each time I have had to renew my lease. Up until now, the complex has offered me a discount (this discount has almost halved in the past year) for having a preferred employer. Additionally, in the past they have offered me some sort of extra discount off my first month's rent. This time, when I inquired about getting $250 off first month, and then applying the 3% pref. employer discount for subsequent months, I was told that they "didn't do that any longer." But two weeks later, they handed me a note that said they would give me a $100 discount if I renewed by a certain date.
Uhg. But when I called the manager to clarify the details, I would get the $100 but not the 3% monthly discount, which means instead of $24 discount per month for a 14 month lease, or a $330 discount over the whole 14 months, I would only get $100. That was not very fair or honest. After I did agree to sign a lease, the formal paperwork showed a new fee, that I've never paid before - a new $10/month "pet rent." Of course the final paperwork was given to me only a few days before renewal.
I don't know if my experience is typical, but again, the management seems much more driven by money and fees than a need to provide great service.
(3) The staff is not always pleasant. On a couple of occasions, I've gone into the office for something small, like dropping off a rent check, and been forced to wait 10 minutes or more for the staff person to acknowledge me.
On the other hand, they do accept packages for me, which is very convenient. And they have addressed apartment maintenance in a timely manner for the most part. The only exception was when red ants literally took over my apartment - I had serious problems with lines of thousands of these ants crossing through several rooms for several days. At the time, the apartment complex was in negotiations with its terminator service and refused to pay for an outside vendor to service my apartment immediately.
