Excellent Location, some sticking points

Warning: this is rather long.

I am a current tenant of this property as of writing this review. I have lived here for the better part of 3 years. I would say that my experience has been a mixed bag when it comes to the property, the services promised, and the services offered.

Quite frankly, I love the location, especially the view out the front of the complex onto the park area. The Thomas Jefferson park area is wonderful. In fact, location and easy access to 114 were by far the main reasons I moved in. I have seen this apartment through one major exterior painting thus far, and while it doesn't really affect my personal life, it was a nice of them to bother making the place look decent. I have been fortunate that the staff has been very courteous and friendly to me for the most part, though at times blunt (depending on the staff person). I pay my rent on time, and everything's cool. Overall, I would consider myself easy to please with regards to services expected, and I don't expect much. All service requests to my unit were prompt and fixed completely. Trash is picked up regularly. I get the allotted 5 phone books like most others. The chocolate chip cookies in the office are tasty. I've heard crime is an issue, but since I've been here I have seen only 2 warning disclosures by the office of reported crime activity-- one of them recently.

With that said, over the course I have stayed here the complex has had a number of issues:
1.) On initially moving into the property, I was promised a parking space immediately adjoining my building. Though I have gotten over this fault, somehow either this was overlooked, or I was lied to. On querying the office about the issue, I found that it was the latter.
2.) Doorside notification is unreliable: while the staff are very prompt about removing ads for I*alian C*ust, either the notices for the too-frequent pest spraying are also usually removed, or the pest notices are never posted (see #4 for pests)
3.) Related to #2, I almost had to pay a fine for putting regular trash into an designated dog poop bin, which both looked like a regular trash can, and for which I was not notified was designated or a fineable offense. I was luckily able to resolve this, but there must be some miscommunication going on (see #2).
4.) Pests. I get my apartment sprayed every 2-3 months. This, for me, is more than I've ever had to put up with and I feel it's getting more frequent. In fact, the last time I had my unit sprayed, I had no notification and the spray-guy just showed up. I would like to have my dishes and stuff out of the cabinets so they can spray them, but it's gotten so bad that I just store my dishes on my dining table in a pile, and my edibles on the kitchen counter. So much for shelves. After telling pest control that he should put notices on our doors beforehand he said: "i don't see how I couldn't have done that, ESPECIALLY with this apartment building." Forget the notices, i think now there's another red flag to be wary of based on what he said... Like you all, I have other pressing things in my life to deal with than to constantly empty my pantries to be sprayed for pests.
5.) Communal gas grills don't "grill": It's great they provide us with convenient gas grills. It's especially great they have community get-togethers. Unfortunately, the grills barely leave any grill marks on food, and it takes forever to cook.
6.) I love treadmills, especially when they're graciously provided by the complex. However, I don't love it when the machines are so worn that the friction between the treads and the baseboard stops the tread belt from moving when you put your foot on it. It's quite dangerous actually. I have notified them before, and I hope it's fixed for their sake because that's a lawsuit waiting to happen.
7.) It's nearly impossible to see what building number it is that you live in because the signs are too small, let alone try to guide others to the right building.

I hope this has helped somewhat in your quest for a place to live. I took the time to write this because as a current tenant, there are a lot of excellent attributes about this property and I hope the owners can make it an even better place to live.
