The Good:

The apartment complex is reasonably priced and a variety of layouts are available. Like many apartments, this one has several quirks that might have easily been corrected with a little common sense. The apartments are located in the Coppell School District, which means you will find a significant portion of the residents to be families. The aesthetics of the apartments are nice and the grounds are always well kept. Attached garages are usually sizable.

The Bad:

The worst thing about the Summit is the office staff and superintending managment company. The office staff will tell you whatever they feel may make you happy, however they do not honor their commitments and conveniently forget what they said. If you are promised new carpet before you move in don't expect it. If you are promised a carpet cleaning, don't believe them. If they promise a gararge you probably won't ever get it. If they quote you a rental rate, make sure to get it in writing, as they exhibit amnesia on the day you come to sign the lease. They lie about the severity of the parking problem. To summarize- they are dishonest, unethical and ineffective. Appeals to supervisors are futile because they will only support their staff no matter how obvious the truth of a matter might be.

Several years ago, the maintenance staff was wonderful and friendly, but the latest maintenance staff members are indifferent and barely understand English.

The ceilings and walls do little to insulate any noise. Any garages, stereos, movement and sometimes talking can be heard from neighboring apartments. Many floorplans place stairways adjacent to the master bedrooms of neighboring units which means lot's of noise when your neighbors come home late.

The carpet is bottom of the line. If they cleaned it, expect stains to come back in one to two months. If it is new, expect it to degrade quickly. When attempting to move to a different unit the manager tried to pass of old carpet as new carpet after they cleaned it. She first said the carpet was almost new which was the 'same thing' and then changed her story to make beleive she had never offered new carpet at all. Later, she modified the pending lease agreement to reflect an increased charge for 'new carpet' and other things that had already been promised as part of a cheaper rental rate.

The gates are almost ALWAYS broken. Management says they fix them immediately when they break which is not true at all. I repeat, the gates are almost ALWAYS broken.

The pool is closed often and the spa is frequently broken.

The office center is substandard and offers a nonfunctioning copier, old computers and ancient fax machines. The fitness center offers somewhat functional but aging equipment.

The complex was completed using three separate contractors, so don't expect to get exactly what you saw in the model or in an example of the 'same' floorplan. Many things are different across units including doorways, electrical, drawers, etc.

Kid's and motorcycles often speed about the complex due to a lack of speed bumps and constantly open gates. The quality of people living in the community seems to be going downhill over the past year.

Parking is ALWAYS a big problem. There is no place for your guests to park and residents are often forced to park in fire lanes where they are ticketed regularly.

If you move to the Summit, you must do everything in writing to assure staff members actually uphold their promises and resolve issues in a timely manner. Failure to communicate in the most formal of ways will only leave you open for manipulation by a staff that is quick to put short-term convenience over your satisfaction. My experiences and that of neighbors have proved this point all too regularly, which is why I am no longer a resident. Price and appearances seem to keep people for a short time, but frustration pushes everybody out. I suggest finding a property with a better management company that hires better people and cares about real customer service.
