I've been in this place for almost a year, and I have to say that to a certain extent, I'm paying for the "priviledge" of living in Valley Ranch more than anything. If you picked this complex up and put it down a few miles in any direction, the rent would likely drop by at least one or two hundred bucks. Sure it's nice having an attached garage, but that's really where the exceptional ends here. The fixtures and such seem a bit on the cheap side, and the placing of plugs and outlets are awkward. For instance, you can look into the living room in my apt from the sink. Presumably this is so you can watch TV while you do the dishes, so why is the only cable outlet in the only corner you CAN'T see from the sink' It is exceptionally quiet, though I don't know if that's due more to thick walls or quiet neighbors' The tub feels like they needed to replace it, but found out it was cheaper to use a cover instead, but skimped on the installation, because it's cracking along the edges, and I've got a couple of outlets that aren't securely installed in the drywall, and give when you push your plug in.
As far as the office goes, the people that work there are pleasant enough, don't get me wrong, there just aren't enough of them to service it. There never seems to be more than one person at the front desk, which means there is often noone there to answer the phones because they're out showing property, and even when they are there they may just not pick up if they're talking to someone, which they frequently are. If you show up in person, be prepared to wait. In a line, behind other people. For awhile. The overall impression I get is that they care more about getting people in the door than they do in maintaining customer satisfaction and keeping people there.
The parking is definitely an issue, as well. You get a garage and a short driveway, but that's it. There are a few open spaces scattered throughout the complex, but not many - it's a pain in the rear if you want to have a few friends over. I have to tell them to park at the Tom Thumb up the street, pile into one car, and then drive up, because there's almost no chance of them all getting parking spots once they get here. I suppose that's one way to keep people from having parties!
I hope that someone from the complex reads this, because overall, I do like it here, and don't really want to move when my lease is up, but really it's because it's more because it's a pain to move than because I love the place. Thing is, though, it wouldn't take much for that to change. I'm prepared to stay on, despite my complaints, as long as they don't raise my rent. I'm prepared to pay a little bit more for living in Valley Ranch and not having to listen to the neighbors, but I'm already paying that. If I'm going to have to pay anything more than what I am, I'm out of here.
Just put a little more effort into retaining your residents, guys!

You are so right we are still living here also & the only reason we are not moving is because we hate to pack up and move, also if your rent is already at market value they can not go up on your rent if they try to go up on your rent you need to ask them what is the market value on your apartment, WE learned 2 years ago we were at the market value and when it was time to sign another lease they try to go up and we ask them what was the market vaule and they say oh we can't go up on you becaue you are at the maket vaule so our rent has been the same for 3 years
because we are at market vaule on my apartment they can not go up on us no matter what lease we sign 6 7 8 9 10 or 1 year lease we are also ask them what special do you have for people renewing their lease and not moving, they give the people who move in a discount so when you sign a new lease you are new also so make sure you ask them for a special if you renew the lease the only reason i stay here is because it's so quite parking is bad and you can't get the air to work correctly in the summer and the office is alway short and kids alway in the street
