2) If you are stuck, here is a good way to get this place to take notice of you!

It took me nine weeks to get something done. The only things that made them take notice of me is to threaten them with a lawsuit. Here is how you do it:

The Texas Property Code Section 92 deals with Residential Tenancies. Here is a link to the code: http://www.statutes.legis.state.tx.us/

Section 92 in general covers just about everything you can think of. A particularly good chapter in section 92 is 92.051 - 92.061. That details the legal remedies if the management fails to repair something in your apartment (mold REALLY fits into this category as it is a hazard to your health). You can get a reduction in your rent, get out of your lease, etc.

It tells you that you need to send certified letters to the management detailing the problem, however, the management won't reply to anything. So just document everything, make copies of letters you send, etc.

It was amazing how fast my problem was fixed once I mentioned I have a LEGAL right to get a reduction in my rent for not taking care of these problems. It was fixed the next day!

Just look up Section 92 of the Texas Property Code. It is long - but it will detail your remedy for just about any problem you're having.

And threaten them with a lawsuit - if your rights are being violated, you sure can file!

The maintenance guys are really cool. I've talked to them and they are doing the best they can with the limited number of other maintenance people, lack of supplies, and general lack of support from management.

PS - here are some pics from the leak in my apartment. Right now, my carpeting is still ripped up.

It is also a good idea to get the City of Irving Code Inspectors involved. I had to get them involved to get my ac fixed in 100 degree weather - it was out for 2 weeks!!!
