I have lived in the Cabochon for a year and in that time 25 cars have been stolen, the security gates in the parking garage remain broken, underwear has been stolen out of the community washing machines, the windows leak, the ceilings leak, there are bugs that have yet to be removed, the workout facility stays locked with no available keys to enter, the pool has been shut down by the city in the middle of the summer, our hot water heater exploded and was replaced by one that doesn't work, the water smells like sulfur, and the apartment will tow your car from the "fire lane" that isn't marked "fire lane." The electricity bills range from 200-400 dollars a month (with little use) And the staff is extremely unprofessional. If they are trying to provide their residents with a safe and peaceful place to call home, towing their cars away isn't the first step. So....if you like dog feces, bird feces, and the smell of trash in the morning The Cabochon is the place for you.

Yes I used to live here too and the manager and all works suck. They dont care about you. They just want your rent check. I promise I love the apartments I live in now and would never move back to the Cabochon. They cant even keep the same working staff for a month. The hot tub does not work, never has and I lived there in 06. Trash is everywhere. They dont pick up after the dogs or enforce it. Towing is horriable. I was moving in there and they day i moved they towed my moving van. how are you suppose to move your stuff? Its not worth 100 a month to stay here. Please do not listen to the happy so called residents above. The manager only cares about herself and her paycheck,. She walks around with a stick up her ass all day. She is probably f'n the CEO sons.

I am upset about being towed. If being in a fire lane means I was parked on the curb where a red line should have been drawn, but wasn't, and is up to the residents to ASSUME it is a fire lane then yes I should have been towed. But there is no line drawn or it was covered in dog ---- and it isn't visible. As far as the water smelling like sulfur...you say I should call the city. Well, I guarantee that the entire city of Irvings water doesn't smell like sulfur..Im sure it has nothing to do with the pipes that are buried beneath the landfill the cabochon is built on. But you're right thats probably not your problem either. I have been to the office to get fobs to the gym 4 times. They give me one, and it doesn't work. Then they are in the process of getting new ones, then that one doesn't work. I'm sure they will charge me for missing fobs when I cancel my lease. I have heard crude comments coming from residents in the first 3 months I've lived here and never thought I would jump on the band wagon. I'm not a picky person...but when I come home to change my clothes to go to the gym (i joined a gym because I could never get into the one on the property) and return to realize that my car is missing. First thought...its stolen along with the other 25 cars from last spring. Oh but no, it was just the management of my own apartment complex trying to make me feel at home. I agree with every comment that has posted thus far. And I'm sure everyone that has posted on here today is laughing at the management thinking wow what a great job you have. Coming to work everyday to the shittiest property in Texas and knowing you are responsible.

Just thought you would all like to know. We had a HUGE problem last year with a our toilet overflowing/spewing sewage on Christmas morning. It was the most disgusting thing ever! The manangment was a joke dealing with the situation. They ended up moving us because we demanded for them to replace the carpet & carpet pad (it was soaked in sewage!!!) They never replaced anything...only cleaned the carpets. I feel very sorry for the new tenants living in that apartment. It could be very hazardous to their health. I decided to turn a blind eye to the situation and move on, but since then our dealings with the Cabachon and their staff have become increasingly ridiculous. We can not get a maintenence request completed even after 5 weeks of constant calling.
So...I have drafted a letter to the EPA regarding the unsanitary conditions of the apartments. We also have a family friend who works for the EPA that is going to make sure the letter gets to the appropriate group.
In addition, I have contacted an attorney. I have sent over my lease and ask what type of compensation we are due because of their lack of attention to maintenence requests. We have a meeting scheduled for next week to review our potential case.

If you are upset about being towed don't park in a fire lane. If your water smells like sulfer call the city. if you want a key to the fitness center go to the office they have them. MAybe you could be part of the solution, as I am and many other residents are. Only one pool was shut down and we have 5, right? The dog poop is not a management problem it is a dog owner problem. The response above was obviously written by a member of the office or management staff... 85% of the residents are unhappy. and the 15% that are, have no reason to get on this site.

Where did you get those numbers? I can make up statistics too...
I am another happy resident, & my neighbors seemed pleased enough as well. It's not perfect, but I am only paying 624 for a 650 sq foot single apartment in a nice part of town. You are right, people who are happy to live at the Cabochon don't typically post here, but you forgot the other side of that coin--most of the people who DO post here are cranky, picky, & enjoy complaining.
If you want perfect, buy your own goddamn house.

That's completely bs. I painted for this apartment complex and I have a review posted awhile ago about this place. This place IS bad. If it isn't bad for some people, it is completely absurd. The reason why you are paying 624 for your apartment is because that is the only way to get someone in there. The entire area is built over an old land fill!! Guess where all of this mold is coming from? That land is Irving and Dallas' old land fill from the late 1950s and 1960s, before Las Colinas was built.
The staff is absolutely rediculous, and I'm surprised they haven't been shut down by local authorities yet. And that makes me wonder why the corporate office is in Boston! They own many properties in the US, and the CEO's son is the regional manager of the Cabochon! So guess who gets out of everything? That little piece of ----.
So before you say you like this place, ask your neighbors around the complex how they feel before you come to your conclusion about the property, because with this type of rating, it's not good!
There are plenty of apartments with outstanding ratings, why?, because they take care of their properties, tenants, vendors, and all complaints with responsibility. So people dont come on this site just to say bad things.

Whoever writes a good review for the Cabochon either works there or is messing around with someone who works there! The place is trash and so are the people who work there. I called corporate for 7 months trying to get my patio fixed so black mold would stop growing when it rained but I got no response. So dont write... Oh be apart of the solution.. thats bs! I was and no one helped! Stay away it you want to live a healthy life!!

His numbers are wrong. According to this website 23% of residents are satisfied with the -------- we call Cabochon. It's really only 77% that are completely fed up....of course, if you account for the fact that 95% of the positive reviews are most likely written by management staff who could make better use of their time by working instead of wasting their day picking their noses and responding to posts on here, that takes the positive rating down significantly. Then take into consideration most of the positive reviews that are legit are ancient... So kudos to you for pointing out the gross statistical blunder of "Anonymous".

I have posted several negative reviews of this complex. I moved out in 03/08. I called my apartment a terrarium because of all the mold growing along the wall and across the ceiling. Their efforts to address the problem was to paint over the mold. Only to have more mold return after each heavy rain. RE the toilet that overflowed on Christmas. I believe I lived in your same building. I called their emergency maintenance number, and 24 hours later, water was still pouring down from the ceiling above the entry that faces the Asian restaurant. I do take exception to the person complaining about being towed. It is common sense one cannot park in the ramp areas. Besides being a CURB, I am sure handicap requirements require the ramps are accessible, not possible when you take it upon yourself to decide it is a parking space. It is silly and self-absorbed to use ignorant bliss as an excuse.
