The management for The Cabochon (now known as the Shores) is crap! They don't personally care about your well being. It doesn't matter how nice you are, or how polite you approach them, they will not help you. If you call with a repair request they'll take your apartment number down and tell you someone will come out to help you. If you ask when, they'll tell you maintenance is very busy at the moment and they can't give you an ETA. Which is true, because they only have 2-3 maintenance people on staff! So you keep calling and they give you the same run around. You decide you would make a better impact if you physically go to their office... wrong they'll give you the same darn answer only this time you'll see it on their face that they don't give a damn about you.

This property is covered in mold! Go to the hardware store and buy a Mold Detection Kit. It'll cost you about $9, but you will see for yourself if the mold is toxic. Toxic mold is hazardous to your health.

I pay for an apartment with a courtyard view. My view consist of dried up plants and a broken fountain. Remind me why I pay more for this view'

THE SECURITY GATES! The security gates we pay for don't effing work! I have walked into every single building in this complex without a key. What on earth is the point of paying for security you're not getting'' It's like hiring a deaf blind bodyguard to protect you.

GARAGE SECURITY GATES NEVER WORK! Well that's not completely true. After being broken (open) for 2-3 months they fix them. Then they break again 3 days later and we have to wait another 2-3 months before they are fixed again.

7-8-09: Someone got a fire extinguisher and sprayed all of the cars parked on the 3rd floor of the parking garage in building 7.
7-9-09: 25 cars had their tires slashed... same garage, floors 3 and 4.
What will management do about all of this' ABSOLUTLY NOTHING! NOTHING, NOTHING NOTHING!

Don't live here. If you already live here, just get out of your lease. Trust me, you can find a way. Find a repair that your apartment needs. And I know you can find one. Mail management a letter requesting the repair by Certified Mail. After you get your receipt, wait 3 days then send another. They will not respond to your request. Keep your receipts. After you have done this three times, you can build a case and attempt to break your lease without penalty.

Q: I don't think the property is maintained well. Can I get out of my lease'
A: Maybe, but that decision will likely be made in court. If repairs are not being made to conditions that materially affect the health and safety of the ordinary resident, and you follow the appropriate notice provisions outlined in state law, you may exercise statutory remedies that can include terminating your lease. However, you must follow the notice procedures carefully. You may want to get legal advice before trying to use these provisions in the law.



Q: What can I do if the dwelling owner will not make a repair'
A: If the lease requires the management to make repairs, inform the manager in writing and keep a dated copy. The law requires in nearly every instance that the owner must repair:
1. Security devices
2. Conditions that materially affect the health and safety of the ordinary resident.
Problems that cause discomfort or inconvenience are not covered by the statute.
-Give the manager written notice of the needed repairs, and keep a dated copy.
-If you don't receive a response within a reasonable time, re-notify the manager orally and in writing.
-If you still don't get a response, you may have legal grounds to exercise statutory rights of lease termination, compulsory repairs, damages, penalties, third-party repair and deduct, and attorney's fees.
-Instead of giving two separate written notices, you can give a single notice by certified mail, return receipt requested.
You must follow specific procedures to exercise your statutory remedies, and disregarding those procedures can expose you to a civil damages suit against you by the owner. You may want to seek legal advice to exercise your statutory remedies (lease cancellation, compulsory repairs, etc.)
You may want to contact your city building inspector's office or county health department if you feel the condition violates state statutes or local housing codes regarding safety and sanitation.

P.S.
I'll come back and post all of the pictures I have taken of the complex. You will see the broken gates, moldy walls, vandalized cars and broken fountains.

They are just awful, they truly are. Total idiots in the leasing office, they are morons and talk out of both sides of their mouthes. I can't wait to move out of this place, I've had to get the city involved to get things resolved and definitely put everything in writing. EVERYTHING!

I hope you include pictures of the dirty, disgusting, dangerous, mosquito infested pool by the lake ... I payed extra for that horrible view! And by the way ... does anyone know where the garbage dumpsters went? Those of us living in the garden units facing the lake don't have a trash shoot - the dumpsters we use have been gone for more than a week now with no word - so there's trash in the garage on the ground ... at least the maintenance guys seem to take it away daily, but we don't know where else to take it and I refuse to walk around in 100 degree heat with my trash ... this place is continually reaching new lows!

Yes they are horrible. Oh and there are cameras that point at that non working gate... guess what, the cameras dont work either! When my rims were stolen off my car and I escalated and called the corporate office of he management company, their only response was "well, thats why you have insurance". They didnt see why I was SO upset that the cameras didnt work!! I could have caught the person who did it, instead of pay out of pocket, or make an insurance claim and raise my rates. Why dont THEY use THEIR insurance!!! They are horrible. I tell everyone I know not to move there.

the parking gates have been broke FOREVER, more than half the lights are out in the parking garage. no wonder vandals are jacking stuff up here... its easy pickings. DONT MOVE HERE!

The other day as I was leaving the garage I get to the gate and it won't open and there are firemen on the other side. They tell me to wait just a second and they will get it open. As I drive through I thank them and they say, "Sure, but we don't know why whoever called didn't just call the apartment office." I just burst out laughing. I explained that it is utterly impossible to get them on the phone and even if you did they wouldn't show up for at least a week. How pathetic that you have to call the freaking Irving Fire Dept to get anything done at your apartment complex.

I have lived here for 4 years and have seen the property go way down. I had no idea the rent was so low now, I'm paying over 850 for a one bedroom and I just saw my same apartment for 600! My air vents have mold in them and after many calls no one has come to fix the problem. Fortunately my lease is up at the end of July so I'm outta here. It's sad, because this property has so much potential and was really nice when I moved here. I do not recommend this place to potential renters.
