Horrible Experience with Mike, the Property Manager

Long story short - the manager, Mike, is unprofessional, rude, and blames any mistake he makes on you. Good luck trying to talk face to face with him - he creates "meetings" and is never in the office - even when you can SEE him sitting in his office! Truly - I am serious.

I have had many problems with this place, some that are quite serious. I'm not even going to go there - and honestly, I can deal with some of that. I get it - it is an apartment complex, not the Four Seasons.

However, the way that Mike has spoken to me and treated me in not only unprofessional and rude, but consists of lies and character belittlement.

I have never been anything but friendly and nice with every member of the office staff, even when they have lied to me and screwed me over many times. Mike, on the other hand, has accused me of rudeness, making up maintenace requests, and since my rent payment is "below market rent" (as it should be, everything here is broken and generally trashed) saying to me, and this is a quote, I am "swindling The Shores of over X amount of money a year."

He speaks to you like you are small child, not as an adult. Mike will show you, no matter who you are, absolutely no respect. He will blame you for anything that he or his staff will do wrong. He will create some of the most interesting excuses you will ever hear. He will offend you, and amaze you with his utter indifference, especially when you ask him to stop lying and stop calling you names.

I ask for, and expect, very little from an apartment complex manager. I don't expect to be called on my personal cell phone and be reduced to tears. I do, however, ask to be treated with respect, because at the end of the day, Mike, we are all just human beings, and that is not how you treat another person.

My advice to anyone is to simply rent at the Lofts of Las Colinas across the street. They are brand new, reasonably priced, and are staffed with a group of people who at least can treat you with respect.

That's very unfortunate. Anyone who lives here knows your problems are real, and they're ripping us off. Market value is for this area, not for the age and condition of these apartments. For their condition, we're actually being over-charged, and people moving in are even paying less than those of us who have lived here for a while. I've found that the only way to get anything done (and keep your cool) is letting them know you understand what your rights are. I give them a week (more than reasonable), and then let them know on day 7 that I'll be giving them a certified letter the next day if my problem isn't fixed. If you Google "Texas Attorney General - Tenants' Rights", scroll down to "If You Have Problems" - a legal process outlined for dealing with landlords who do not fix problems within reasonable time. This could allow you to either 1. get out of your lease, 2. take them to court, or 3. pay for repairs yourself and then deduct the costs from your rent (whatever suits YOU best). You can't just go ahead and do any of those things at whim, but this process would allow you to do any of those things legally in around 3 weeks or so. I had heard from other tenants that a certified letter stating you've been requesting repairs for however long that have not been completed and they are in breach of contract usually gets them moving pretty quickly, so I tried it and it worked ... if it doesn't in future I'll be moving out. The biggest problem around here is that there are only a couple of guys working on maintenance problems while people have pipes and toilets exploding, as well as countless AC malfunctions ... they also don't keep any spare parts on hand (at least that's their excuse for taking so long), so it takes forever to get anything done. The staff in the office either gets fired or quits every 2 - 3 months and then new staff are told it's the last office staffs' fault that things are in disrepair. Then they ask us to be patient while they get caught up ... we all know there's no getting caught up and they are going to quit or get fired before anything gets done. There is absolutely no excuse for a manager to try and turn things around and verbally abuse a tenant, and anyone who lives here knows it's not your fault that you're having all these problems, and you are perfectly within your rights to demand that things be fixed in a timely fashion. I hope that website helps. You should not have to put up with this situation at all. Good luck!

Also, Make sure to contact the Irving housing inspector and the health inspector, they can usually get the manager off his butt to do some work or he will be paying hefty fines.

Every request here needs to be in writing to protect yourself. Resubmit every 3 days. Go online and get the TX Code for rental units, they have requirements and laws and will be subject to fines, etc. if they do not fulfill. Unfortunately, that doesn't seem to motivate this complex, and absolutely get the City of Irving Code Enforceent involved - that was the only way I got SOME of my issues resolved. This place is a DUMP!

I worked at this apartment complex for the worst 3 months of my life. If you are thinking of living here, DONT. Maintenance does not have enough money to fix anything. It's not the maintenance peoples fault, they really are trying, but MPA (the owners, mgmt company of the site) are veyr cheap and have no interest in fixing anything. The property generally sits at about 60% occupied, but they tell new residents that the site is doing great. Las Colinas is generally a nice area to live, in fact the pizza place @ Cabochon is really very good (be it overprices). This site however, is not. The owners replace the managers every year and a half or so, so they can tell the current residents that it was the previous managers fault - so I would say Mike probably won't be there long. This place is terrible, infected with roaches, and is severely undercode. Contact the city of Irving inspectors. MAKE the owners pay for the repairs. The property could be sooooo nice, but they choose to ignore the problems. Interesting. Mike was actually a temporary "crisis" manager that MPA brought in for a three month period. I talked to him shortly after he started, and honestly, he was very polite and well-spoken, and actually convinced me that he was going to turn the place around. Well, more fool me -- he's gone, and I see no sign of him having fixed a damn thing. I guess that's always been the story with this place: the staff will lie their asses off to your face, very convincingly I must say, and then not follow through on anything they promise, unless you pester them in person over and over and over. Which is difficult, since their office hours are 10-6, and the manager isn't there on the weekend.
