The previous management company, Syndicate, ran this place so much better. I don't know the name of the new owners, but they are doing everything wrong. Maintenance requests use to mean someone would be there to fix it usually within 48 hours. Now, it's been 2 months and still no repairs have been made. The previous company did monthly pest treatments without you having to ask them. My place never even had so much as a gnat in it. The new company took over and there have been ants and gnats randomly appearing from the kitchen to across my computer screen. Now you have to request pest treatments. The color on the units was a nice bland grey with burgandy trim. Instead of fixing the inside of people's units, they shelled out the money to have contractors come by and patch up rotted wood and paint it an ugly pastel yellow. I renew my lease, signed the paperwork for the same monthly rent amount. Well, with the previous company the fee for water, waste water, trash, and pest treatments was less than $20. Under the new owners, it's $50.
When I moved in, Syndicate had landscape crews that came out every so often and took care of the yards. The new owners have announced out of nowhere that we need maintain our yards. Yes, let me rush right out and buy a lawnmower, leaf blower, edger, weed wacker.
The property manager is a mean woman. One moment she's being all friendly when you call to check on your maintenance. Then she leaves notices threatening eviction because the leaves are still there. Please note, about half the units have a yard, but about 10% of it actually has spots where grass is struggling to survive.
If you can ignore all these "opportunities for improvement" the neighborhood is the quietest I've ever lived in. No one boom booms through this neighborhood, well very rarely does it happen. It's across the street from City Hall and a JP/Constable station. It's a really safe neighborhood. Also, you can get FIOS here. Parking in your own garage is awesome, because kids play football and a game I like to call throw rocks at each other near other people's cars, in the middle of the street.
The location is one of the best features for this place. It's close to good schooling. It's just the right distance from the nearest mall. As far as commuting, it's generally a 30 minute drive to most of Dallas and Tarrant county. If you take Irving Blvd east, you can avoid the highways complete and still be in Downtown Dallas in about 15-20 minutes.
