Please do your "home work" before signing the lease at Tuscan Villas

Hi future tenants,

We all live and learn, though we all wish we could learn and live! I am sure that you would agree with me that foresight is desirable and preferable to hindsight.

Life is too short to make all the possible mistakes there are to make in this world ourselves. If only we can learn from the mistakes of others, then we may have at least some time left in our lives to learn from our own mistakes. lol

Before you sign the lease at Tuscan Villas, you might be better of, if you could do the following âhome workâ so you won't second guess yourself and regret later as we all do:

1) When this PROPERTY is âshown offâ to you during your visit, ask the Management for a blank copy of the complete lease with all the addendums, riders, etc., take it home, read the voluminous and detailed document thoroughly and leisurely, sleep over it, and then decide for yourself whether it protects YOU or the OWNERS. Please understand that in the owners' thoughts, words, and deeds this is NOT your future home, but rather it is a money making property for them! By the way, there is nothing wrong with it!!

2) Likewise, ask for a copy of all the flyers the Management/ Owners distributed to the tenants after the series of crime on this PROPERTY, how the Management/ Ownership dealt with them and treated the VICTIMS (it could be you in the future), what they did with the flyers distributed by the victims to the other tenants, why they are treated like the tenants of âPROJECTSâ, etc. and then decide for yourself whether you will be happy, safe, treated with respect and dignity, here.

3) Are the security cameras real' Do they work' Who monitors them' How are they used'

4) Ask the Management and yourself what the REAL purpose behind the lavish Club House (when is it open for the tenants' how many can use it during the office hours when they all work elsewhere'), massage and tanning rooms (whether and how much are they used' if not, why not, who pays for them'), pool, "security" cameras (LOL), etc. Are they all marketing gimmicks to bait you and to justify outrageous rents (and hence the value of the property for resale) or for the use, protection, and enjoyment of the tenants'

5) After you have been baited and caught by the cruel claws (sorry, I mean clause) of the lease, please be prepared to know how to get out of them, become or hire a lawyer, deal with the police, insurance companies, become an expert on the tenantsâ rights, spend sleepless nights, etc. Will there be frequent and outrageous rent increases' What about the quality and responsiveness of service'

6) How frequently the Ownership and Management changed' Why' (Though the Management represents the Ownership, please have empathy for them -- they are just âmessengersâ and paid employees, just like you and I, doing their job and earning a living)

7) After taking the time to ask the above sample questions and make other pertinent queries and doing your own due diligence and âhome workâ, if you decide to sign the lease for other reasons which are more important to you, we welcome you aboard. You would love your good neighbors (only until our lease has expired and you will certainly miss us after that, lol).

everyone!!! make sure you contact TAA...texas apartment association...those are the people you should contact. we learned it in my business law class. if they get complaints about apartments, they really take it into account and if there are enough, tuscan may not be able to be a part of TAA!!! CONTACT TAA!!!

Sandy - I saw the maintenance man rip them off each door last night after I had put them up. Which isn't really surprising b/c the management pays him. I mean c'mon, we have every right to post things WITHIN reason. I'm just reminded how crooked the Tuscan Villas is.

Sandy, the previous night, the maintenance man removed the flyers with the heading "Whoops it happened again, let your voice be heard" and contact information to raise your concerns that Jenny put on all our doors before all of us could read and respond; this may be the reason why the response to this site is not as much as it otherwise would have been...
