I ve been living here for 3 years now, and I really like these apts. Here are the good and the bad.

Bad:
In my opinion the apts are poorly isolated; the electricity in the summer is high. If I m very quite and have no noise inside the apt, I can pretty much hear everything that going on outside. Both these problems may simply be because the apts has many windows and a big glass sliding door. This year I m going to buy curtains.

Parking, there isn t enough for everyone. Some residents who cannot find parking within the gate, have to park in front of the office. About 2 week ago, when I was going to work I did see a truck (that had to park in front of the office) on bricks. I think the rims were stolen, but am not sure. The apt didn t send out a flyer announcing what happened, which they normally do. But theft can happed anywhere, so don t let that be your deciding factor. The apt has built more parking spaces so they know and are trying to solve this. They also have a security guard drive thru at night.

Good:
Rates are great for location and amenities.

They have a great club house, and contrary to what someone said the rent price is fare. They do want a deposit, which you get back if you do not damage the premises. That deposit is asked for anywhere, so I do not know what they are complaining about. The club house also includes a very nice gym (w/ TV, bathrooms) that can be used 24/7 for free and even part of the upstairs lounge area can be used 24/7. Its does have a media room (computer, scanner, printer, copier, and internet connection) that can be used during office hours only. Everything else in the club house has to be rented to use.

They like to cater to us. They have free and good tasting breakfast almost every Saturday morning. The do fun activities, like pool parties, costume parties they have almost 2 a month. It s nice what they do and I ve never lived anywhere that did things like this. My favorite are the free wrapping station they have during Christmas (I ve haven t bought Christmas wrapping supplies, since I ve lived here) and the pool parties.

Location is great; it s on the edge of Valley Ranch and from most places you can see the rest of valley ranch and Coppell. This past 4th, I simply had to go out to my patio and I say Coppell s fireworks. I love the locations, absolutely love it.

I ve had little need for maintenance but when I do call them they are quick to fix what I want. (They replace my light bulbs; my other apt told me to replace it my self)

The apts are kept up, they have fresh flowers planted that never look wilted. They have a dog park.

I wouldn t move out unless rent went up too much. I really do enjoy living here. For all those prospective new residents, I hope you re smart enough to realize that people have bad experiences everywhere. No one can guarantee that you will not have a bad experience here but I can guarantee you that there will be a whole lot more good ones.

I ve never seen rats, I did see a rabbit once but come one people that s nature for you. My apt has never been infested with anything, my suggesting is to clean your apartment. I d say that the majority of the people living here are foreigner and I ve never heard of discrimination or poking fun of . The staff here is good. I ve only had one time where they forgot to put in a request for me, but so what' ---- happens, I unlike the ones who simply sit and cry, I learned from my mistakes. When I put in request, I simply confirm it before the scheduled request.
