Nice place to live as long as you buy a parking spot...

Years at this apartment: 2005 - 2008
I have lived here from August 2005 and will move out the end of April 2008. It is an attractive apt complex that is well landscaped and taken care of. I saw it go through one management company change to the current operator, JPI. The staff is friendly and easy to work with. I mostly never interacted with them other than to get the occasional package or resign my yearly lease, even so they still knew my name. The 2 bedrooms are nice size, I was in the model that did not have the porch and instead had the "sunroom." I would recommend this plan because it does offer a more open living room and as with most places, porches are more seasonal and the extra sq ft is year round. One thing to keep in mind if picking the Sunroom vs the porch. We were on the 2nd floor (or third depending if you count the "garden level") and below the additional space of the sun room was the unit below's open porch. This area of the living room's floor was hot in the summer and cold in the winter. Due to this, these apartments weren't what I would call energy efficent. We spent significant amounts to heat and cool the apartment. I also believe this was partially due to the poor airflow in the HVAC system. Some rooms would heat and cool immediately, and the rooms farthest from the HVAC unit barely showed any airflow. There seemed to be no solution to the problem. The kitchen was nice and the side by side fridge in the unit I was in definately spoiled me.
Like any apartments the floors were thin, although the walls never seemed to let sound through. We had people below us that enjoyed socializing on the weekend and the bass of a stereo definately creeped through. This was to be expected as it is an apartment. What was more agrivating was the certain contingent of families in the complex that seemed to think they lived in single family homes and should not and would not listen to the sounds of multi unit housing (apatments). The people above us stomped on the floor if we watched TV and then walked around with what sounded like bricks on their feet on a daily basis. It was a clear case of the pot calling the kettle black. Again this was the last family that lived above us. I don't encourage anyone who expects quiet living to ever live in apartments that don't have concrete subfloors, which amounts to anything in suburban settings. You can rent a house for what they charge for two bedrooms at Villa Miranda.
The rent price was very affordable. We began at 998 a month plus what i think was 2 35 dollar parking spots. They forgot we rented the washer/dryer through them and we had that for free after the first year or possibly from the start. The biggest rent increase was after year one, it jumped to 1108 and then to 1158 by the last 9 month stretch. The first two years were rented at a 12 month lease rate. The renewal would have had us at exactly the same rate of 1158 if we had released for another 12 months. I would say I had a perception that were were paying the on the top end of rents charged based on the demographics compared to when we moved in durring April of 2005 I think we were on the bottom of price range.
Parking... Don't move here unless you get a garage that you can park in and park in front of at the same time, or you get a carport for all your cars. You can not find a parking spot in this complex after 7 to 9 pm. Sorry, just isn't happening. If you live on the small side across N. Glen Dr. You definately can't park after 8pm unless you have a spot. If you are a cheap skate and won't buy a parking spot or garage just move elsewhere. If they tell you the city is adding more parking, just realize they already did this sometime in 2006 and it only amounted to less than 10 spots on the small size and not much more than that on the big side. There just is not more room for free parking. But the good news is there is an abundance of carports and it is care free knowing you have parking at Villa Miranda because after 10pm you are parking in front of the clubhouse or across the street if you live on the small side. But other than that, the gates work more often than not. This is especially true if you live on the small side across N. Glen Dr. Get the toll tag type things for ALL of your cars because the keypads are so overworked they often don't work.
Everyone seems to have a dog at this complex. Maybe its because of their "5 star dog park" but if you don't like dogs you will be surrounded by them. There is always dog poop in the grass, just don't bother walking in it.
Its honestly a great apartment complex. I am moving out because I am moving to Gable Republic Tower in downtown Dallas. To be closer to it all including my work. I encourage people to live here but just buy the parking you will be much happier in the end.
