My wife and I moved here a couple years ago and it was great. Since then the management has changed at least three times, the newest property manager could NOT care less about you or your issues, has distributed memos about policies and pays no attention to the policies herself.
For example, residents are supposed to pick up after their pets, she does NOT...EVER! Residents are not supposed to have excessive storage in your garage if you rent one. She has two, one for her vehicle and one for storage. Her husband parks wherever he chooses even under the covered spots on occassion...again, these are to be paid for as well.
With regard to the maintainance staff, there used to be an excellent manager, however this new property manager fired him after yelling at him in public. They do have a couple maintainance people who are VERY helpful and we are thankful for them. The two trash compactors are constantly a mess, full, or not working. In addition, most of the breezeways have not been powerwashed in over two years!
Last but not least, paying to live in a gated community is one thing, however if the gates don't work 90% of the time the rent should relflect that.

This is ongoing. Most of the staff is not new, they have been here a while...the management company is new. Nothing was done before and odds are, nothing will continue to be accomplished. I was actually told they are trying to raise the rent. Our thought are the rent should be lowered...at least a couple hundred a month!

I used to live @ the fairways 3yrs ago and things were going to pot then, such as, 1)gates not working(very frustrating) 2)trash compactors broken or full 3)parking was not easy and certainly confusing for first visitors. 4)The maintainance was great though, I cant remember his name; a bigger guy. I think it was Mark, but I am not sure. And lastly, it is crazy the price that we used to pay. We now have a house(2,600sq.ft) for almost the same price!
I did enjoy the summer, christmas, pool, and Poker parties that they had every other month. Do they still have those?

This is absolutely correct. I'm very disappointed the breezeways look the way that they do. It seems this property is not maintained as it should be.

Sounds like you are still upset from the past management teams. Any thoughts of giving the new team a chance? Perhaps lending a hand? They have only been on scarcely 6 weeks. They have had to deal with the IKE aftermath, extraordinary repairs, and an incredible amount of move ins due to displaced local residents. Do any of the tenants ever lend a hand to help management? You know, like in the old days when people in this country worked together as a team during crisis. My city pulls together to put in play areas for children, etc. My neigborhood picks up street litter, and we oversee others homes when they vacation. Do you know your neighbors? Rents are going up all over the country due to rental residental demands as people are losing their homes. A sign of the times. Perhaps Texas is experiencing the same high demand for rentals?

Lend a hand to help management? What are we paying for exactly? Our expectations are not unreasonable. (A clean property, working appliances, competent employees) I don't know about previous management teams b/c I'm new, but so far things have not changed. Maybe the management team has changed, but it looks like the same people in the office to me. These problems have been going on since way before the hurricane! This complex is in need of some extensive managerial restructuring and improved maintenance. Until then, all of you should stay away!

There is not a new management team. The inside staff hasn't changed since November '07. The above post about tenants helping out was writen by the snot nosed new property supervisor who should be walking the property and writing up the manager instead of wacking off the residents trying to get things done by complaining here. The place is absolutely filthy - especially the breezeways. What would said snot nosed supervisor have the tenants do, rent a power washer and spend their free time power washing all the breezeways? LOL Please, get off your a$$ and do your job.
