You know, this board is actually kind of funny, especially the fact that under every post with anything positive written at all someone replies to say that it must be an employee who is posting. I'll preface this by saying I am a former employee from a while back, but I'll try to give the least biased comments I can. A lot of people point out that there are over 2000 people living in this community, it's probably closer to 3000 at any given time. Think about that for a second. Are you saying these apartments are so bad, that not one of the 3000 people could possibly write a positive or even semi-positive review' Must be the employees if they like it even a little bit. Yeah, that makes allot of sense. Also, as far as the bad reviews, yes people have had problems. Again 3000 people. So even if Chapel Hill was perfect to 90% of their residents(and I'm not saying they are, just giving an example), that would leave 300 or so peeved people a year. And people who had something go wrong are 10x more likely to complain than someone is to praise a community. So yeah, maybe allot of the negative posts are true, or only a slightly self-biased truth. But it is absurd to think that it's impossible for someone to post something pleasant about the community. Even in it were as bad as you all would like to think, luck would dictate that some people had good experiences.

Ever heard of a Troll' They are people who go on internet boards and say inflammatory things just to get a rise out of other people, and there is clearly at least one or two on here. A lot of posts have been deleted, but there used to be about a hundred posts aimed at leasing agents or the manager making absurd and frankly irrelevant comments about the personal lives of employees, or how they dressed one day, their relationships, etc. etc. Who cares' The question is did you get good service' And yes, not everyone has gotten exceptional service at times, but a lot of people blow stuff out of proportion or exaggerate details on here.

A lot of people complain about losing there deposits/ getting charged money at move out. When you spend $1000 dollars to give someone new carpet and they pay a $100 deposit/$200 pet deposit but their cat pees all over the carpet and the apartment smells like cat urine and after only a year of them living there they have to spend another $1000, should the company not charge them for damages' From that resident's perspective, they get used to the urine smell and think, "hey my apartment was clean. That's why I paid a pet fee." So yeah, they are going to be really mad when they get a bill for carpet replacement, but it's not like chapel hill charges people to replace carpet and then doesn't do it.

And the other thing you see on here is people complaining about prices. I get it, times are tough and the last thing you want to do it pay more rent. Of course people are going to be mad about this. But we like in a free market economy. As much as you can think the owners are sticking it to you, they would be negligent in their responsibility to their investors if they didn't charge what their apartments are worth(aka what they can get for them). Rents go up as demand goes up. Do you really think they would raise the rents if there wasn't value there' It's not arbitrary, it's a accurate assessment of the value of their apartments. Its economics. If the prices are too high, they would lose residents and have to lower their prices to compensate. The reverse is true. When people are willing to pay more to live there, the price will go up. They aren't price makers, they are price takers. How is this not fair' It's the free market, the basis of our entire economy. Let me ask you this, if rents were so out of line, why are they consistently 95% or higher occupied' Sure you can find cheaper rents, and even bigger sq footage for cheap. But there's a reason those places are cheaper. The market put a value on their apartments too, and obviously there is something making those properties less desirable.

Too end this, I just want to really repeat that with 3000 residents, of course some people are going to have issues. But a lot of people have good experiences too(they still renew over 50% of residents), and it s ridiculous to think that every positive comment on here must be from an employee or friend of an employee. Overall, Chapel Hill has a lot of good things going for it, and of course it has its drawback and is not for everyone. But reading this board you would think that everyone in the office is a crook, and that's just not true. Also keep in mind that they are just human beings. People make mistakes and people have bad days. But they are still people. Please don't make personal attacks on someone, direct you energy on saying what your experience was. I hope no one think this is biased, and no, this is not the manager typing this. I'm just trying to say there are two sides to every coin, and on the internet angry people tend to focus only on one side.

I agree with everything you have said...I live at Chapel Hill and I just renewed....I have also posted a positive comment and gave my e-mail if someone wanted to think I was from the office. I lived in one of those Apartment complexes that were cheaper and what I ended up with was a complex that was putting whatever in the property only to fill it. I don't even think that they really check applications, I would be surprised if some of who they allowed to live on that property even have a valid SS#. Cars were broken into and patio stuff would disappear. So for the price of Chapel Hill and who can afford it I would have to say that I am very pleased of my neighbors and my living enviroment.

I agree with all what you said but like you said, people are people and we all are not perfect but the least you could have done before posting this comment, is completed spell check. There are several misspelled words throughout this posting, so just may want to think about that before posting something in the future.

I totally Agree! People just want to write out about how pissed off they are so they come on to the Forums and try to make the Agents or the Place look bad! I had a Wonderful experience! My agent was very helpful and very sweet. She got me the Best Deal I could have found since this Move is very last minute for me! I am looking forward to moving into this Huge Extremely Nice Community! The Ammenities are what just dumbfounds me! Everything is Inclusive! And the Location is great for me! 5 Mins from work, and just Behind the Mall! How could it have gotten better?

Why would a former employee be on the site anyway? The management here couldn't even give me a quick phone call to talk to me about a car that was broken into and sat in the parking lot for days with broken glass on the ground. Maintenance surely saw the truck with a broken window and didn't tell management, and if they did that makes management even worse. Tell your buddies at the office to do their ------- job
