Generally nice apartment, but too $$$

Chapel Hill is generally a nice place to live. My one bedroom apartment is large and was in great condition when I moved in. There have been some minor issues with ants, some of the plastic in the cabinet door hinges have snapped and the doors would close, and other minor issues. However, maintenance addressed them and fixed them.
My neighbors have all been friendly. Most of the management I dealt with was friendly. There were some exceptions, but overall they are nice. Neighbors and apartment in general seem dog friendly, and I have a large dog (Lab). The grounds are kept very nice and it's a visually pleasant setting to live in, especially for a complex surrounded by strip shopping centers. Lots of places to walk the dog as well. Some minor issues with noisiness in the apartment above me or the neighbors outside listening to music at times, but nothing bad enough to warrant me complaining to management. All things you would expect at an apartment complex.
The one MAJOR downside to this complex is they RAPE you on rent and fees. I moved to Lewisville for a job at the last minute and was in desperate need for a place to live on short notice. I had never lived in an apartment before. I had one weekend to find a place, couldn't find a suitable rent house, and chose Chapel Hill at the last minute with out looking at any other apartments. BIG MISTAKE as I later compared rent prices after I moved in, and found out I was paying TONS more than people in the area, and even more than some of my friends living in Addison and close to downtown Dallas.
They try to convince you that you are paying a good price, considering all the amenities. And there are nice amenities (pool, work out center, raquet ball, etc.) BUT I found out that you don't end up using those amenities that often, especially if you work full time and don't have kids who need entertainment. This place is WAY overpriced compared to others in the area, so SHOP AROUND before choosing Chapel Hill. Pet deposit for a larger dog was something ridiculous (around $600), monthly rent WAY too much, and water is too expensive (split between all residents so doesn't matter if you conserve). You'll be comfortable living here, but I would have been a lot happier living in a good complex with less "perks" and having all the extra cash in my pocket. When I renewed my lease for a shorter lease to accommodate me until I moved in with my husband, they jacked my rent up $100. In times when the economy is bad, and they're already getting WAY more rent from me than the going rate locally, you think they would happy with the inflated rate they were already getting.
