I've lived at Chapel Hill since 2006. I got a pretty good deal to move in. When it came time to sign a new lease (about a year later) the rent didn't go up a ridiculous amount, which was a good thing, so I stayed. Then about a year after that I got a notice to renew my lease and it was going up approximately $180 plus the $10 extra for pet rent. I was not so pleased so I negotiated another price after speaking with the renewal rep. I signed a 9 mo lease. Ever since that this place has been falling apart. There are MAJOR foundation issues. My stairwell was shut down for about a month and a half for them to do work on the foundation, pipes, walls, etc. We didn't even get a note about why or for how long until a month after it was closed off and the note just placed the blame on the city of lewisville for being slow to approve the repairs. Rubbish! Other stairwells had been under construction way before that notice was sent out. Another thing that bad foundation has caused is the sprinkler system in my apartment to leak. I could see the outline of the leak in the ceiling of my bedroom and walk in closet. Water was also leaking out of the doorway of my walk in closet. Apparently there is something in the water of a sprinkler system- some chemical- that is very stinky so my apartment reeked. I called maintenance and they came out in a couple of hours (it was after hours) to say they couldn't do anything until the next day. The next day I came home to several holes cut into my ceiling and wall of the bedroom and closet and the carpet pulled up in the bedroom and an industrial fan blowing under the carpet. Try to sleep with that going in your bedroom! Never once was I offered an optional living arrangement because of this maintenance issue. A couple of days later they filled in the holes and repainted. The people that did the repairs left debris everywhere and on my clothes. They didn't replace the carpet. They re-layed the same carpet with a gap and with carpentry nails that aren't very safe, and it still reeks.

-AC outage when it was 80 degrees outside and not fixed until the following day. I called at around 7pm when I got home from work. It was still light outside. They (Hector) told me they wouldn't come out to fix it when it was dark outside. It explicitly states in the resident handbook that it is considered an emergency maintenance issue if your AC goes out and the outside temperature is above 80 degrees. Well, this is at the very end of June 2009 when we were having a heat surge and it was definitely over 80 degrees at night. Needless to say, the apartment got to a sweltering 90 degrees by the next morning. We had the windows open because the outside temperature was 81. When I called Hector the next morning to ask him to come fix my AC again he said he was "cleaning the pool right now". Oh really, and I guess that is more of a priority than fixing a defined "maintenance emergency". He finally came out to my apartment and got it up and running within 2 hours. To think, he could have done that the night before!

Overall, I have lived in 4 apartment complexes in the Lewisville/ Irving (valley ranch) area and this is by far the worse one!

Other issues I've encountered:
- loud neighbors and parties at 3am
- outside patio ceiling falling apart and ceiling in breezeway falling apart and/or not present due to water damage.
