I have lived at Emery Bay for 3 years now only because I am too busy and lazy to go and find a better place until now, plus my daughter loves her friends. The apartments look very well constructed from the road and that is as good as it will get. The interiors are very poorly constructed they do not repair anything properly they just try and patch it most of the time, it looks horrible. All of the windows and doors leak, on a windy day your blinds and curtains will be swaying back and forth and when it rains the water gets in. I am pretty sure mold or something is starting to grow in my apartment around the windows and a certain patch in my ceiling. I have gone to office several times to complain to have the leak in my ceiling fixed. The first time it took them 3 weeks to come out and fix the leak and by fixing the leak they painted over it. Guess what its back. If you report anything broken good luck getting it fixed. I live on the third floor and some how I got bird stuck in between my walls. Well it died and smelled terrible when I reported it to them and wanted the bird removed they tried to convince me that they could put some chemical in the wall that would take care of the smell so they wouldn t have to cut open the wall and remove the bird. Good luck finding parking, if you get home later than 6:00 pm you will most likely have to park on the other side of the apartment complex or by the front office. Remember those leaky windows and doors I talked about well your electric bill will suffer for it. During the summer my electric bills are around $325.00 and winter is around $225.00. They constantly over water the grass so it is like walking though a swamp. I little more info the mail boxes have been broken into as well as the drop box for rent several times. The gates are always broken, yes on windy days you do get a terrible smell from the dump, you will have to contend with the pest problem and I don t talk to the staff that much but the I little do and from other neighbors reports they are rude and uncaring. The staff will never notify you that you have a package and if you pay your water bill through them like they suggested to me well let s just say I received a letter from the water company and the complex s saying my account was past due yep they kept applying my water bill to my rent payments. How many people do know will over pay there rent. If by some chance you do live here know that your rent will go up every time you renew your lease.

I have to wonder if anyone who lives in an apartment complex is ever happy, other than myself. I'm not an employee, just in case anyone cares to believe me (for one, I'm male; find a male employee in the front office staff at Emery Bay).
I agree that parking is bad here. Unfortunately, I think this is a universal constant in any apartment complex, especially in this area of Lewisville. Apartments here seem to be used as replacements for the overworked dorm system at UNT and as stand-ins for the truly horrible or overpriced units in Denton. Especially at Emery Bay, there tend to be 1 or more cars per bedroom in each unit, only about 40% of the paid parking spaces are taken and people seem to use garages for storage instead of parking. This throws off the calculations that were used in 1998 when this complex was built, but is still annoying.
The wind on the third floor, especially facing the canal, gets very bad, and while the dampers on the top of the chimney and laundry room vents try, they can't keep out all the wind noise.
As for the mailboxes, I don't doubt they've been raided. Our neighbors in the peach apartments are unruly to the extreme, and delight in tearing up our property. They destroyed the basketball court (to the tune of $5,000 in damages, according to an estimate I saw) and routinely vandalize anything smaller than a car that's unprotected here.
Oh, and the lawn is badly over-watered. I believe it has to do with keeping the soil under the buildings very damp so they don't settle, but holy moley they could cut back.
On the other hand, I disagree that maintenance is slow or that the office staff is rude. I've never had anything approaching a bad experience with any of the employees at Emery Bay. The manager even came out from her office when the rest of the staff was busy, instead of hiding away like I've seen from others. Dawn, Crystal and "the blond-haired lady" (I'm very sorry, I forgot her name) are the three ladies I primarily see and all are exceedingly nice and helpful.
With the exception of when I wanted our back door window replaced (it had fogged up between the two panes of glass), every maintenance request has been answered (correctly) within 48 hours. Any complaint I've had, be it resident, building or otherwise, has always been taken care of quickly.
To answer your other complaints: USPS, FedEx, UPS or whomever are responsible for letting you know you have a package. Every time I've gotten a package--and I get a lot (ask the office; I'm well-known)--the delivery company has left a note either in my mailbox or on my door.
If your electric bill is $325, you seriously need to figure out why. I also have a 3rd floor apartment, and it's a 3 bedroom unit. Our highest bill this summer--keeping the inside temp at 73--was $271. The most recent bill was $138 (and this is at 11.4 cents per kwh, which is not the flat lowest rate out there). You may wish to consult with your electric company and find out if they have a cheaper offering, or start doing other tricks to save electricity.
I pay my water through ISTA's online system, so I've never encountered the payment difficulties you have, nor have I had a bird keel over in my wall (though they do seem to enjoy the chimney).

When you get ready to move out, be careful to leave the aparment in perfect condition. When I moved out in 2003 the crazy charges put on my account upon moving were absurd. We are talking over 900 in stupid charges.. They treat you like crap, then when you get enough an decide to move they tack it on to you in the end. My apartment was in good condition, with the exception of a little dirt on the carpet around the entry, but it was cream colored, so nothing abnormal. It was just myself and my husband. Take pictures before you turn in your keys, so you can dispute their stupid charges.. Like new carpet, they wanted me to pay for..
