We've been here for about a year, and are overall satisfied with our living conditions! Sure there are pros and cons, but I'm not sure that one out weighs the other, and you're always going to find something to knit-pick about no matter where you live or how much you're paying.
Staff- overall very nice and easy to work with. The management company is located out-of-state, and the utility (water/sewer/trash) bills that come from them usually really close to if not after due date. Current office manager's name is Angie. She's been very nice and more than helpful to us in every situation. I believe there are two other office staff members, one is Francine. She's a sweetie. Not sure what the other's name is. All office staff is bilingual and fluent in English/Spanish. They provide 7 and 13 month lease terms.
Maintenance- overall satisfied. Have had some reoccuring issues with leaky faucets, but that comes with age of the units. Part of being a renter is understanding that just like owning a home there are going to be faulty fixtures and repairs needed, but one of the reasons we rent is so we're not held responsible for issues like these. That's what our rent pays for!! Not only the staff's salaries, but the repairs and upkeep of the units. The lawn is cared for weekly during "blooming season" (Spring to Fall) and the pool is pretty clean. The parking lot could use some repair and I think the trash should be emptied more than once a week, because there are so many tenants the dumpsters are constantly overfilled. Major repairs are taken care of in a timely manner. New roofs were put on last year.
Tenants- Yes, there is a great hispanic presence in the complex, and surrounding area for that matter. While they can tend to be somewhat "rude" at times, we've had very little issues with neighbors other than your typical excessive noise complaint. Once a week, we have a knock at the door asking if we'd like to buy some tamales!! There is definately a "family" presence, and quite a few kids, but they're pretty quiet and seem well behaved. We haven't had any issues with them thus far. Better supervision would be nice, but is a personal opinion. Don't forget that these people need a place to live too, and would otherwise be living on the streets and under bridges which is not fair to anyone. If you're uncomfortable with accepting that, then I suggest you look elsewhere for a residence.
Other things you might want to know- they do allow pets. There's a limit on the number, breed, and size (they do allow larger dogs if the breed is okay). There is a pet deposit which is refundable, and a pet fee which is not. I have never used the laundry facility or exercise room and do not know the upkeep or status on equipment for them. The mailboxes and mail situation has been a problem which has been addressed to the Lewisville Main Post Office. Twice our box unit was left unlocked, but has not been a problem since a new lock was provided. Mail to other/previos tenants is always in our box because many people choose not to forward their mail. You may request and specify to the Post Master that only your mail be delivered to your box. A few times things have not been delivered to us, but this is not a problem with Fox Hollow but with the Post Master. As far as rent goes, we've definately paid a lot more for less square footage, and viceversa. It's all in how you look at it and what you make of it for yourself. When I walk into my home, it's just that, my home. No one else's. While I do share walls with 5 other units, I'm comfortable, have privacy, and feel secure when I'm inside. From the outside looking in you might think this complex is "Ghetto", unispiring, or in-habitable, but if you walked into my home you'd never know the difference. Remember, it's all i the eye of the beholder, and from this eye, it's a pretty good place to live!!
