I've read the few positive reviews in here, and I do understand their perspective. There are plenty of trees, several pools, management seems nice, apartments are nice and affordable, maintenance is prompt, etc.
These positive qualities will stick until something goes wrong and then you will see their true colors:
1-The water bill shenanigans they've got going on around here WILL get you screwed at some point. First they told us we should pay the water bill to them, so we did. Then they told us to pay the utilities company directly, so we did. Until one day they started leaving scathing letters on our door accusing us of non-payment and basically threatening us with eviction. Apparently the water payments were now being collected by the O.F. again and noone bothered telling us. That wouldn't be a problem except we ended up paying 2 bills twice!! Our last 2 payments were made to the utilities company and although they said they credited it to O.F, O.F never seemed to find that credit.
2-Electric bill in the summer can be outrageous if you're unlucky enough to have an AC unit which is running less than efficiently. However, they will deny that and tell you that Texas summers are hot and your apartment faces the sun. Too bad. I have payed higher elec. bills for a stupid 2-bed apartment than any of my friends who own 2-story homes!!
3-You can live here for 3 years, pay early every month, never have a complaint against you, and generally be an exemplary tenant, but whenever they have a question for you they won't call and ask nicely. Oh no. Their specialty is leaving awefully impersonal and intimidating letters on your door when you're not home. Then you show them they've got it all wrong and they'll say, oh yeah, sorry 'bout that. Next time they mess up you will have the same letter on your door when you come back from work. Oh, and please don't forget to pay rent for even 12 hours after years of good tenancy. They don't give a ---- about customer service and will try to blame their unwillingness to give you a break on a law that they assume you won't bother reading but if you do all it does is ban discrimination. They've never read it and they will not understand why you are calling them on it.
4-There IS dog ---- EVERYWHERE. I have a dog and I get looks when I pick up his poop. Not management's fault, I know, but I've been to other places who do give a ---- and there ARE ways to make tenants give a ---- as well.
5-Hopefully there won't be a #5, but I am afraid, I am VERY afraid of my move-out. I will clean and clean, and I will insist on being present on their walk-through, but I have the sneaky suspicion they'll go about business as usual. Everything's fine to your face, but watch your ass. I hereby promise that if they mess up my credit I will become their worst nightmare. I'll post here when I move out, in two months.
