Oak Forest is both good and bad. I have read previous reviews and agree with both sides. True, it used to be run properly, it used to be a nice place to live. The office staff treated you well and they made you feel like you really mattered to them. Now, sadly, I think they could care less. I lived in this community for 4 years. Previous management worked with me on ways I could save money by moving to different apartments within the community so I wouldn't have to move. Funny...they actually worked with me to keep me as a resident. At my last lease renewal, the current management didn't seem to care and offered no suggestions. It was take or leave it. Needless to say, I left it.
It is true about the dog poo everywhere as well and the current residents they are letting in are not the cream of the crop. It's full of college kids or low lifes now. It used to be semi-professionals and the elderly crowd. As far as stories about not getting your deposit back, don't waste your time busting your back cleaning the place. They will find everything they can or conjure things up to keep your $$. Apparently carpet is their way of getting you. Reading the post from Sept, it sounds like I got the same treatment. I moved in with paint all over the carpet and marked it on my move in sheet as well as bringing it to their attention. When I moved out, besides losing my last months rent(I had to provide proof my check went through)they nailed me for not only my deposit, but an add'l $230 for carpet. When I contested it, I was told it was stains not paint. Give me a break. There were no stains and they knew it.
In closing, all I have to say is beware if you move here and document everything and keep copies. You have to watch your back. My suggestion would be keep driving. There's plenty of reputable communities with ratings much higher than 32% in the area.

Anonymous - Yes, you hit the nail on the head. I have been here for three years, each year more college kids move in, summertime this place is Denton County's party central. The office staff changes so often I gave-up trying to get to know them. They could care less about the people who live here and only concern is to fill the apartment. It's not "Animal House" yet but I'm sure this summer I will be on my way out.
Keep "off the grass" means if you step "on it" you will no doubt step "in it" - dog pooh everywhere.
If you are looking for a party place, this is it. If your looking for a decent place to live then move on, you won't find it here.
