I really had nothing against this community until move out time. The apartment was decent for the price. During our last move out day, a Sunday, they spontaneously show up to fine us $350 for trash left near the curb that day. They assumed all the bags at the curb were ours; even though the 2 bags that were ours would not have had any items to tie them to us. We tried contacting the office Sunday and Monday to dispute this, but they refused to deal with it. On Thursday that week, I received the final account statement detailing deposit received versus charges assessed. The $350 fine had magically become 124.82 and there was another trash fee for $500 for "Trash left at curb 7/23" July 23 is a Monday and leaving trash on the curb is allowed. I had no dispute with the other move out charges for minor cleaning and carpet repair. The final statement says I have 15 days to remit payment to the apartment before my account is sent to their collection agency. I tried contacting the manager to discuss the trash fees, who wasn't there Friday but was available today. Now, 6 business days since move out, 2 business days since receiving my statement, I am told my account has already been sent to their collection agency, end of story, and they (the collection agency) can manage any disputes I may have. I proceed to call the collection agency and am told they usually don't get an account in their system until 30 days after the move out date and that I'd have 15 days after that during which I can discuss the bill with them. I highly doubt a collection agency will be willing to discuss these sort of things over a month after move out. All this reeks of a scam to me. I strongly advise, if you have been suckered into renting here, upon move out, schedule an appointment to be part of the final walkthrough. Still, I doubt that is any guarantee they won't try to defraud you some other way.

Yes, that is what they do. They won't discuss any of your charges with you before they send it to the collections agency, and then the collections agency will be rude to you because all they want to do is collect your money. I recommend contacting someone in Oak Forest's corporate office because you won't get anywhere with the collections agency. That's what I had to do to get my ridiculous charges removed.
