Too Many Years Without Adequate Repairs & Adequate Maintenance

I have lived here almost three years. During the time I've lived here there have been no major repairs or imporvements made. The daily maintenance is always done the cheapest way possible, especially with materials and the workmanship is not always adequate and has to be redone, perhaps several times.

The roof was extensively damanged during the hail storm Marble Falls experienced this year and it still hasn't be repaired.

There are many areas of rotted wood of siding, facia & fences. All of these were needing repair and painting at least 3 years ago. Again, nothing done.

Plumbing problems have been often and extensive. The biggest threat to the plumbing are roots of trees and shrubs that have been planted and allowed to grow far to near the buildings and on top of water and sewage lines.

The yard is only moderately maintained. There are trees and shrubs that are far too close to the buldings or meet HUD requirements. Even without the drought, the watering system has been inadequate. Many areas don't get watered as the system has been unevenly distributed. However, there have been some improvements recently.

The flooring is tile in the majority of the apartments and it is a VERY old style which isn't always installed properly. The older tile has extensive glue build up around the edges of the rooms where carpet has been removed. (Carpet installed by resident.) This glue is difficult to remove and in many apartments it is just left there.

The laundry room has old equipment and isn't really adequate for the number of residents using it. The management keeps the laundry open for 7:00/7;30 (') a.m. to 7:00 p.m. There are those who prefer to do their laundry later and really need to do so. Supposedly, this is done because previously persons who didn't live at Highview were coming in during the night and doing their laundry and leaving dirty messes. This hasn't happened since a certain

The apartment community room is being used by persons who are taking part in the Congregate Meal program which is managed by the same company that manages Highview. Many of the residents feel uncomfortable going to the Community Room while persons not living here are using the majority of the space. Also, this room is locked at 3:00 p.m. when the manager leaves and resident can't use it to access the library, play table games, watch cable TV or just visit with each other.

The parking is crowded without the Congregate clients. Another factor that crowds the parking area from approximately 10:30 a.m to 12:00 p.m. are the persons who deliver for the "Meals On Wheels" program. The Meals On Wheels program is also managed by the company who manages Highview. This company decided to make Highview a distribution point for the meals.

There are numerous residents who are becoming more and more dissatisfied with managment decisions and general conditions at Highview Retirement Village.
Some of the more informed residents are concerned that these practices may not be in compliance with the guidelines or contractural agreement with HUD.

Residents have been promised numerous changes and improvements for more than 3 years. These include a upgrade in bathroom fixtures, new kitchen appliances, painting and roof repair. Note: Several of the fences have so much rotted wood that they are beginnig to fall down.

Numerous exterior window frames have rot and other damage. The siding is rotten in some areas and there are areas where it has come lose from the wall and been carelessly reattached to building framing.

This a is a well located property for seniors and has been an attractive community. That is no longer the case. Hopefully, the management will be willing to make improvements that will bring Highview up to it's potential. January of 2009, the executive director of WEBCO, the company managing Highview informed residents a a resident meeting that these repairs and improvements would be made and that they (WEBCO) had adequate finances to do this work. Also, that there were plans in the "working" for repairs to be made.

It's 8 months later and the only improvemets that have been done were, install safety bars near bath tubs for a few residents who requested them, steps painted yellow for safety (done by a group of volunteers) and the metal, safety hand rails painted bright orange (pratially done by volunteers).

MAJOR CONCERN: ROOF BEING REPLACED BEFORE HEAVY RAINS COME.

Well, I have personally been on the property and I think it is very well maintained. Not all apartments are going to be perfect. I think Highview has done a great job.

Wow. This shocks me. This apartment complex is beautiful! The people working with and around Meals on Wheels are very friendly. To complain about a Meals on Wheels program is complete ignorance. Senior citizens are often over looked and this is showing that the community still cares. Other apartment locations in Marble Falls are either triple the price for the same square footage or in an unsafe community where 911 is often called.

This is my second time liveing at the Highview and I have never had a major problem. They have alway fixed anything that I've ask of them, the seniors are treated very good and you couldn't ask for a better Manager. They have been doing alot of repairs and the grounds are very well taken care of. I don't know who the person was that wrote all the negititive about the property and personel, me personally would move if I were that dissatisfied.
