I lived at this property for approximately three years. Overall, I would say that I enjoyed my time there and was always treated nicely by the staff and neighbors.
The management and maintenance staff always seemed concerned about any issues I brought up and worked diligently to fix them. The only significant problem I ever had with my apt. unit was the air conditioner would "go out" during the summertime. But, they quickly fixed the problem every time.
Another positive to mention is that in preparation for Hurricane Rita, the staff went into each unit and cleaned out all the refridgerators. This saved a lot of tenants much headache in the hurricane aftermath.
A few other things I like about this property: [1] It is well lit; there are lots of lights around the complex at night. [2] If you pay your lease out in full, you get special pricing/discounts. [3] Onsite you will find a gym, a laundromat, a game room, and storage units.
A few complaints I have about the property: [1] There are no screens on the windows (at least there weren't in my apt.) This makes it unwise to open your windows for fear of letting bugs and debris inside. [2] At sproadic times throughout the year, the apt. buildings become infested with crickets. Maintenance sprays insecticide, but only outside the property, not in individual units. [3] If you get a unit that's close to the pool, expect it to be noisy during the summer as the pool area becomes crowded on a daily basis. [4] There is a fireworks retail business adjacent to the complex. During holidays like July 4th and New Years there is increased traffic in the area and lots of late night firecracker popping going on. [5] The fireplace in my unit did not work from day 1 due to some "construction errors" that were supposed to be fixed "over time", but never were to my knowledge.
Some things to keep in mind: [1] No pets are allowed. [2] Lamar University is not far down the road, thus many tenants are comprised of a "younger crowd", which isn't bad if you yourself are young, but might be a nuisance if you're older. [3] The one bedroom units are really small, which is fine if you don't have a lot stuff, but otherwise you will probably be cramped; I recommend a two bedroom even if you are the only tenant.
I moved out a few months before my lease was up and the management kept all my rent money (I paid in advance). It would have been the nice and friendly thing to do for them to refund the unused rent money, but I don't blame them for keeing it since it was my fault (not theirs) that I moved out early and "broke" the lease. It might have worked out best in the long run because they did not charge me any reletting fees nor penalize me with any fees or charges for moving early.
All in all, I would recommend this place to anyone that can afford it. The prices do seem to be a bit higher than they are in other areas of Nederland, but this is a nicer, newer complex.
