Never to me has the phrase "you get what you pay for seemed more appropriate than here." My ratings are versus other apartments in which I've lived, all more expensive, so are somewhat negative. However, for one on a very limited budget, this is a complex to consider. They certainly don't have the crime and other issues of some nearby complexes. Also, great for TCJC students.

Parking-Plenty of parking but because of layout of apartments walk to your apartment may be short or long.

Noise-Lived on Second floor as did friend and heard no noise. Cannot speak as to first floor.

Grounds-Decently maintained although drives always could have used work. Sprinkler systems soaking you if you got home late was an annoyance.

Safety-I was never aware of any unusually high rate of problems but like any ungated complex there are some. One issue that did exist was that the complex is half in North Richland Hills and half in Hurst and the police from the two cities did not seem very cooperative and quick to pass the buck. A suspicious character actually changes jurisdictions when walking through the complex.

Construction-Basically old but livable.

Maintenance-Although our problems were minimal, those of a friend there at the same time and later were major. Getting work done timely and correctly seemed to be impossible most of the time.

Staff-Neutral except of no help in correcting maintenance issues.

So, not the greatest place, but not the worst. For apartments starting at $399, sure beat a lot of alternatives.
