I just completed a six month lease and have had to live the past six months with 107 degree hot water coming out of both the cold & hot water spigots. I've informed management time & time again with no resolution. Each time management informed me there was no problem. I finally contacted the NRH City Code Inspector and low and behold we now have a problem.

Management, Claudia, now acknowledges there is a plumbing problem in my building but insists the issue is only with my unit and the one below. When my lease expired and converted to Month-to-Month I submitted a 30 day written notice to vacate the property due to the lack of cold running water.

Remington Oaks will use their contract against you by saying you must submit a 60 day written notice even if you fulfilled the requirements of the contract's 6 month lease agreement and are living Month-to-Month. I spoke with an attorney and (Yes) they can hold you to sixty days even if your Month-to-Month so be warned. However, in my case I have the right to move out immediately due to managements failure to correct the substandard living condition,(lack of cold running water).

Now that I've proven and documented the plumbing issue (lack of cold running water) Claudia the manager has backed away from her "greed" for the additional fees and subletting fees and accepted my 30 day written notice to vacate. Could it be she is now trying to avoid a Small Claims Law suit'... State law requires a supply of hot and "cold" water. My understanding of the code is there must be hot & "cold" water otherwise the structure is deemed substandard by the city. I may still take them to Small Claims court to recover my moving expenses.

In closing, be warned Remington Oaks is using their lease contracts with the 60 day notice on the vacate clause to "SCAM" their tenants out of additional monies after the terms of the lease have been fulfilled and your on a month to month lease. Most lease contracts used in the industry require a 30 day notice NOT 60 days.

Now the good news...

My Hispanic neighbors are pretty decent and quite and I've never seen a bug in my unit. The baseboards, plumbing, fixtures, etc... are caulked and sealed to prevent bugs from entering the unit through the outside walls or adjoining apartment units. I don't know about the other units but I've never had a bug issue during my six month stay. They have also pruned all the overgrown oak trees on the property and it appears they are making some effort in improving the general landscaping.

I have the same problem with the hot water during the summer. It was like this last summer also. In the winter, there is no hot water, only barely warm so you can forget a hot shower, hot water to wash dishes, etc., during the winter months. This week I've had a bad sunburn, and have to run my bath water an hour in advance to give it time to cool enough to take a bath with my sunburn. This issue, and the issue with the outside lighting on many of the buildings never being fixed has been going on for at least two years, so don't count on it being fixed. They talk like they are going to fix things, however it never happens. The lighting issue was even discussed in one of their monthly newsletters several months ago indicating that they were in the process of fixing the lights; however nothing has been done. I don't blame the employees; rather I think it's a management company issue which in my opinion are nothing better than scum lords.

We had the same thing in our apartment. Super hot water during the summer, and extremely cold in the winter. Then, we got robbed.
