Detailed Review: Good, Bad, and Otherwise

I want to be helpful, so here's a breakdown of all aspects. Overall the place is quite nice to look at, but there's a lot of negative things at the same time, which makes it difficult to decide whether or not I would recommend it. But here goes.

Pricing:
Was there for a total of about 3 years. I got into a 2 bd/1 bth on "special" at about $700 for a 15-month lease. Renewed at about $750 for 6 more months. A bit pricey but these are relatively nice and newer. You can save a couple hundred bucks and go get a 20 yr old craphole down the street or go to the only other nice apts in NRH and spend close to a thousand a month. So these are a nice split down the middle in terms of price and quality. BUT, be prepared....if you get in on special, you will have your rent skyrocket upon lease renewal. They will get you up to "market rate" as quickly as they can, which is why I left.

Aesthetics/Features:
Silver Creek's apartments feature crown molding, 9 ft ceilings, rather new white on white appliances. Not many in the area do, if any. Visually they are very nice and recently repainted on the outside and they just got new roofing due to hail damage. I never had any issues with my appliances or anything aesthetic and while the water pressure is sometimes pretty weak in the faucets overall never had any real issues, backups, etc that weren't self inflicted. I've never had roach nor ant problems whatsoever. Like another review stated, if you have roaches or ants, odds are you are just living unclean. Keep a relatively clean house and don't have crumbs and
unless your neighbor somehow caused it you won't have bug issues. I'm not sure why people live filthy then gripe about bugs. These apts are too new to have bugs as bad as claimed.

Staff:
The asst. manager LaDonna is very nice. The manager is pretty nice as well. They both try to be helpful usually, and that's pretty rare in apartment communities. Not saying they always are, but at least they try. I don't know if Whitney (agent) still works there but hopefully not as she was quite rude and obnoxious. As a rule don't expect much more from leasing agents here or anywhere, just find the good one (in this case manager Tammy or Asst. Manager LaDonna) and stick with them otherwise you get snotty glares and blank stares or blatant ignoring and cluelessness.

Maintenance:
The maintenance isn't very flexible nor reliable. You either have to let them come on their time table DAYS after you make your request, or just go on to work and come home to know someone's been in your apartment. I don't like that, but thankfully I rarely had maintenance issues. One time though I will say I had a relative over, I was at work, and was expecting maintenance. She was SHOWERING and the guy just came on into the apartment without even knocking. When she heard she yelled at him to get out and apparently he muttered in Spanish and cussed and left in a huff and never came back they had to send someone else. The very old main maintenance guy is not friendly and has a bad attitude. My advice is don't talk to him just let him do his work and get out and then Lysol your stuff after he leaves.

Amenities:
NOTHING works. First off, the pools. The pools are seldom open and rarely clean. When they are, they should implement some sort of hotel-like wristband system and watch for those who aren't residents. Nothing against anybody but it's not cool to pay so much for a nice place only to hit the pool and have to listen to someone yelling in a foreign language at their 6 dirty, rowdy, disrespectful kids....especially ones who pee in the pool and break everything. That's not right. They didn't pay for this pool they shouldn't be allowed to come from their crappy apts over to ours and use our amenities. Another selling point is that it's "gated community". Gate NEVER works. Camera at the gate is always being knocked down by bad
elements. The gyms are a joke. I've been there for 2 years and stayed with a friend who lived there like 4 years ago. In 4 YEARS the equipment has never been fixed. 4 years! None of the stuff works and some is so broken that if you try you risk serious injury. If you are one who cherishes amenities, don't move here. If you don't care much about going to the gym/pool, having a gated community, etc. then just ignore these problems and it's not too bad.

Parking:
Parking can be horrible depending on where your apt is. There's tons of parking areas, but it's set up along the outside edges where much goes unused b/c it's just too far to walk, especially with groceries. Moving was a hassle where I was as the side I was on had stones in the grass for a walkway and when it rains it's a swamp and you'll probably fall.

Crime:
Sheesh. When I moved in I felt totally safe. Aside from the occasional stupid fratboy-esque fights at 3 am in the building over, as a twenty-something female I felt perfectly fine coming and going alone at night. With common sense and being aware, living there was fine. Unfortunately....after Hurricane Katrina the DFW area was swamped with refugees. Which is fine for the families and those good people displaced, but an influx of lowclass criminals also came with. My apartment building alone had about 4 out of 12 apts given to refugees. Phase 1 was almost overloaded with them and with it came sudden crime. Two drunken colleges guys fighting over a girl doesn't make me feel like *I* am in any danger. Seedy-looking groups of young men standing around staring at you as you come and go does. Next thing you know I have a note on my door about a break in, then a note about a women being MUGGED, and several cars get busted into over this time as well. I still came and went as I pleased, but my level of comfort/feeling safe went from 98% to about 25%. Some are very nice, but even the ones directly across from me had treated the walkway like a front yard by placing tacky objects, toys, and trash out there. It's not cool when I'm paying twice as much as you and my level of comfort and niceness goes to heck b/c of your bad lifestyle. I donated to our apt fund to help house these refugees in need, not pay for negativity and criminal behavior to overrun the community. Good news is, before I left all of this seemed to calm down a bit and gotten a bit better.

Overall, if you are looking for bang for your buck, tons of amenities, fast maintenence, lots of assistence, and a quiet peaceful community then don't move here. If you are looking for a nice mid-level quality apartment community which decent aesthetics and ok pricing, you can deal with a good amount of noise and will look past the negatives to see the overall visual positives, move here. I would recommend it just b/c I'm willing to pay a bit more for some nicer aesthetics, but again the noise, irritating parking, and lack of amenities would make me seriously advise someone to think long and hard first. It just depends on what matters to you.
