Since Carrie and Robin (good staff) left, management in the office has changed 4 times in less then 6 months!! At one point we had no manager because the one who replaced Carrie left, and the assistant at the time was by her self she did what she could too help & was very nice but she left....then came yet another mgr she did NOTHING!!!! I went in the office last week to find is gone and her assistant who was helpful and very nice is now also gone! Now there is some grey haired older lady and younger blonde lady who dont even get up to help when someone comes in, they wait for the only person who has been there for any amount of time to help everyone (sunnie) Why doesnt anyone stay'''''''To say that there are problems on this property is an understatement. Only 1 of the 4 hottubs we have are working,the ceiling on the outside of my bay window rotted and fell (i had to clean it up,after 4 mo's its still not fixed) My neighbors had BLACK MOLD!!!! They tell u to put work orders in writing but u have to do it about 5 times before it gets done. The bluffs private putting green doesnt exsist,being an avid golfer that was a big selling point for me as stated on their brochure at the time i rented here.They have 1 maintenance man working with a broken foot because the other maintenace staff like the office staff just disappeared.There is dog mess and trash all over the property, the gates havent worked in a year and garage/gate remotes dont work anyway we have been told we would be getting new ones in March still no remotes. 24 hour fitness center stays locked 24/7 unless u can get an employee to let u in. Most of the grills and firepits dont work, and if you make a complaint about the ammenities that we were told we would have they just state that they are courtesies not necessities, but yet they are used as selling points.Someone has tried to break into mailboxes 3 different times and it takes forever to get that fixed i have had several of my neighbors tell me that they are having the same problem. Trash compactor doesnt work......Lights on half of the buildings dont work. Finally i was tired of being lied to so I went to find out how much it would cost me to break my lease, but was told it would be much cheaper to live the duration of my lease out.If you ask for a corporate number they get your number and say that someone from corporate will call you i went in on the 24th and have not yet heard back from anyone. What ever happened to that thing called customer service'' Before you get stuck paying around a grand a month like i do research the product you may be glad you did. I just recently looked at the site adn realized someone had put a comment with addresses, i did not do that nor would i go that in depth to do so. please do not put that you are me and add comments like that(the last one)

I completely agree with about everything mentioned in this review. The staff doesn't care and isn't around long enough to care. The maintenance is non-existant except for maybe getting an empty apartment ready for a new tenant. As for property or apartment repairs, forget it. I've already contacted the city inspector once and now it looks like I will have to do it again just to get the one maintenance guy they have for over 300 apartments to come make a repair for me. Every time I speak to management about it, I am just put off with another excuse. This place is literally falling apart and I doubt the owners care if they even know what is going on. It seems that they just don't care since there is no legal recourse for Texas renters to fight these companies. My advice to anyone would be to call the inspector (817-427-6304) or contact the owner of the property: Amerco Real Est Co of TX PO Box 29046 Phoenix AZ 85038!

This review is extremely accurate. I have had request for roof repairs and door repairs in for 3 years. The ceiling and wall around the door to my attached garage are about to fall from the water leaks. They have had continuing problems with roof blowoffs from minor storms, recent severe storm did substantial damage. They have not even picked up the shingles that blew off. |

I am the original writer of this review and just wanted to add that last night my kitchen windo and dining room bay windows had water pouring in from the top i had to use blankets and all the towels that i had to soak up as much water as i could. I called the so called emergency maintenance line and never recieved a call back. I went onto the internet and found several things to help other renters on this property to have things fixed or get out of your lease. Send a certified letter to the office requesting all repairs needing to be done, they in return have 10 days to fix or supply you with a written response as to why they cant, they still have a small window of time to make repairs if they dont they will be in breach of the lease and any of us that follow the rules as outlined i the lease contract provided by them.As the person above wrote call the CODE COMPLIANCE for NRH. I also learned as a renter the Mgmt staff has to supply us with the actual corporate address and phone number, this is something that i have been continually denied. The phone number that was given to me today by one of my neighbors is 972-733-0096 and the address is posted in the office as 17103 Preston Rd, #250, Dallas TX 75248, but i pulled a reverse phone number lookup and got the Outreach Housing Corporation that address is 16200 Dallas pkwy, Dallas, TX 75248, then I was given a lin to a company called Brasha ( if you look on the inside and up of your entertainment center which i did when installing tv equipment it says Brasha) So this may be a possible address and web page (they all state the same number...kinda strange huh) go to www.manta.com and it shows brasha it has the owners name, address and everything you may need to go over the office staffs head. All of these companies seem to be affiliated so maybe something will finally get done.

i will have to write more tomorrow at lunch but the name of the property mgmt is Provident Management in Dallas. I have the number at work... sorry. but i will be making some phone calls today and will post tomorrow with the progress (or lack there of)

very glad i stopped here before looking any further into renting here. its right down the street from my in laws and we just moved from out of state. i stopped by and got some copies of the floorplans, ect. we had a horrible experience there as well..i cant believe all of the negative talk about this place!! i hope they fix it soon!

I live here as well and I agree. I just received a notice today that once again there are new owners. I don't have the number but the owners are Capstone Real Estate Services.

The comments here are very correct. The swimming pools have been closed by the city several times, hot tubs were frequently dry, golf putting? The gate worked for a few months when we first moved into the complex in 2004. Has not worked since. Several attempts to repair it resulted in a traffic jam at the gate and wrecks because it did not work.
When I contacted the city about code violations, the city inspector came out to inspect my apartment and was told they did not have a key to let him in. It was the second time they had "lost" my key. However, that at least got the sofas and furniture that the homeless were sleeping on behind the dumpster cleaned out.
Of course, we had the week the US Postal Service refused to deliver mail until the mailbox was repaired- had to pick up mail at the Post Office. I guess mail delivery is a luxury, not considered a standard feature at the Bluffs.
At this point, local management is saying they cannot get anyone at corporate to respond to their inquiry as to my deposit refund after 6 weeks. They recognize that it is not worthwhile to file suit, so they continue to snub their noses at the tenants.
