Been here for a while now. Seen lots happen over the years; many staff changes. Some good some bad.

By and large AMLI is not a bad place to live. But of course, there are some problems that any potential resident would need to be aware of.

The main problem with this complex is the present management team about whom can I charitably say, in my opinion, seem to be unable to grasp the basic concept of what entails and comprises good customer service.

When you have a situation where the property has changed ownership more times than the average Texas teenager changes their cell phone...then this lack of continuity can only spell bad news for any resident.

The rents here seem to be higher compared to other complexes in the local area with as good, or if not more generous facilities and floor plans.

The maintainence staff (whom are very good, by and large) struggle heroically with the overwhelming tasks of keeping the property up to an acceptable level, when it is fairly obvious to me that the maintence budget is almost certainly inadequate for the task at hand.

There is an ongoing rodent issue here, as there is with many such complexes. It is not uncommon to see several large rats running around at night on the grounds.

Security in the Summer months is especially bad. The pool & pool area is inundated with extremely noisy and annoying 'non-residents' mainly teenagers and twenty-somethings who come to freeload the facilities that residents pay for. It is very easy to just walk in here from the street. The Security gates/doors don't work as well or as efficiently as they should.

Despite numerous promises from various managers, the problems during the Summer have never been properly addressed and will continue, until there is a serious incident which will happen here eventually I have no doubt.

Of course, this begs the question, why not complain to someone higher up'

Total waste of time and energy. Be aware that Corporate entities for AMLI, will, from bitter experience, most certainly never EVER return your calls and are always in 'meetings'....not sure what these meetings are about, exactly.

Don't think they are regarding customer service though.

So to sum up...our actual apartment and the community grounds are quite nice. The sound proofing within is reasonably good, maintainence requests are mostly honored. Even the rats look clean!

Overall I have to say that things could be improved significantly by some simple planning and some equally simple spending. However, it is unlikely that any new investor would be interested in spending more money!

To conclude...The rents are, in my opinion, way overpriced for what you get. Shop around and do some comparisons. You'll see what I mean.

Personally, if I were to continue paying what is currently quoted for my unit, I would expect some significant improvements in security and customer service which I also feel is unlikely to happen under the present regime.
