Dogs are allowed, so walking on the grass is like trudging through a minefield. Have had problems with noise (2 yapping dogs) while trying to relax at the pool. 2 pools, but one is shaded by trees that constantly shed into the pool, and it never gets warm. Weight room is ok, has had bad upkeep in the past, seems better now. Has a tennis court, but staff dont seem to value it and kids wreck it. It's next to a playground and kids always throw the gravel onto the court. The groundskeepers often blow debris onto it also. Due to some vandalism, theyve locked it up. The light goes off at 9 pm. The head maintance man was a total jerk (but he's gone now) and the previous set of helpers were incompetant. I've had to do my own plumbing to fix the shoddy pvc drain that they kept readjusting instead of replacing with the proper lengths. Recent experiences have been more favorable. Construction is good underneath and they have been remodeled in the last several years, but most work is done by contractors, and is often shoddy. E.g there were white marks on the entry door from their new appliances when we moved in and we asked them to touch up the dark green paint. Contractor slapped some paint on door in the heat and you can see the brush marks from 15 feet away. It took me half an hour to clean the excess paint from the doorknob, door jamb, etc. Office staff is generally professional and easy to get along with. Staff come and go every 6 months, but some of that is moving from one facility to another. Water is heated some distance from my apt, can take 5 minutes to get hot water in winter. They've improved the water system, one winter the water often wouldn't even get warm enough. We've had a lot of problems with some tenants playing music too loud in their cars ("boom-de-boom"). The worst one has been tamed, after 6 months of complaints.
