The gates almost NEVER work. When they do fix them they might work for 24 hrs. I have had ALOT of problems with complaints because my children play outside. Residents that dont have kids will make it almost impossible for your children to play. Leasing Agent VERY rude once you sign! People that live here are way too quick to report complaints to the manager. I have been told by a leasing agent that my children are not allowed to play football outside with their father because it makes too much noise. Today I had another resident tell my neighbor and I we couldnt talk on our balcony because it was bothering them. The tubs and showers make a HORRIBLE noise when you bathe, either they are not installed right or they are just cheap. Literally when you are showering it creaks and cracks LOUDLY! This is not just my complaint everyone I have talked to have them same problems. Take your money somewhere else you wont regret it!

Stay Away from this Dump! You can find a better place to live. The management tries to trick people into staying here by forcing lease renewals. After 2 full years of being solidly ignored for major maintenance complaints in unit #1021 I refused to sign a new lease and moved away. They begged me to sign a new lease for 1 year, saying I could move into another unit as soon as one opened. Sure! LOL. (I now see other complaints on file identical to mine-- sighting them for the very same thing since 2002-2003. Those people renewed, and watched available units rent out to other new tenants instead, their understanding not honored by the management.) That was enough bull for me! Back to the beginning, the month I moved in I noticed the double fireplace was clogged. It got so bad over time that an important winter heating source could not be used last winter. All service requests to fix it were ignored. After researching tenants in that unit going back 5 years I found out why. The apartment has structural damage and the firebox was cracking open as the floor started to sag! I was creating a fire hazard for the entire building every time I used my smoking fireplace..a miracle I did not burn the entire building down every time I started a firelog. The structural damage caused the floor to slant at an approximate 20 degree angle. You couldn't sit a teacup on the kitchen counter without it sliding. At night you could hear wiring move around as the floors shifted. You could see the floor sinking week by week. The apartment was becoming legally uninhabitable. No one would fix it -- while they tried to intimidate and bully me into renewing the lease. I moved to a nicer place. They tried to bill me for rent during dates that exceeded the lease and for costs that I see other tenants were held up for as well (on the ratings site). At move out they billed me for a carpet stain that didn't exist ( the carpet fell well within "normal wear and tear guidelines" posted on the Texas AG website). Billed me for cleaning. Water bill is a rip-off ( 3 times what anyone else charges). I asked to be let in to do a final cleaning that day after I moved out, as we agreed in advance, but she changed her mind and said "No" and they locked me out of the unit. (so they could bill me for another illegal charge, undoubtedly). Charged me for "Repainting the bath cabinet". I primered it to perfection, as is required by the lease, to avoid such charges. They ignored everything I said, including the move-out reason. Oh, there is a huge rat that crawls around in the walls when it gets very cold outside. You can hear him chewing on wood and wiring. The place is a fire hazard, a drug den of bad parents ( you know who they are, too). Renters rights on the Texas Standard TAA lease form extend and are limited to that agreement. Period. That is the law. Anything else in Texas will not be held up in court. They are pirates but they don't have an ugly wooden peg-leg to stand on! To protect your credit you should report them to the Better Business Bureau and to the Texas Attorney General's Office for illegal rental practices. Like I did. It is criminal to compel a tenant to live in sub-standard conditions as defined by the State and YOU can put them in jail or subject them to penalties far higher than the rents! Additionally, they are criminally liable if someone is hurt or killed as a result of negligence. Who do you think moves all the heroin on the property from the office? I'll give you three guesses. Three plump frumps ran a dump. While pumpimg your wallet they hit a bump. The State said," No way, don't care if you're ---." So think twice about WHO you try to jump. Three bunnies makin' funny-money on smack around back thought life was sunny 'til they over-billed some Honey who hired a cut-throat jack and a political hack. Now they wear orange and put garbage in sacks. The heroin den became the State pen.

Funny how I have lived her 3 years and the only problem I have had is other residents parking in my parking spot. The horrible, rude staff sent me balloons after I got home frm being in the hospital for 3 months due to a car wreck and told me to call me if I needed trash taken out or anything at all. The staff that never gets anything done, had a wheelchair ramp installed by the time I got home from the hospital as well as a handicapped spot in front of my door. The day after I moved into the new apt (they let me move to another unit because I couldn't get to the other apt due to my injuries) I called with a couple of super minor things that needed to be fixed and to not worry about hurrying...they were there within a couple of hours to fix them. I have dealt with there moveout costs since I moved to another apt in the complex and while it was costly all charges were justified. I inherited a cat due to losing my Mom to the accident and with all the trauma and a normally sensitive stomach, she threw up several times in every room with carpet so the carpet had to be replaced. Also, my friends packed and moved me so the normal cleaning wasn't done. I didn't find any of the charges to be inflated in any way. Even though the wreck was over a year ago, any time I call the office, the first thing they want to know is how I am doing. Maybe they are nice to me because I am nice to them. As far as the football games go, I don't like them because it is dangerous because people drive way too fast in the parking lot and I don't want a dent in my car because a pass got out of hand. There is a huge park across the street. Take your kids over there where they can run, play, yell, whatever!!! The drug dealers must live on the other side of the complex because the same cars park around me all the time. I will give you the fact that the gates are broken a lot but, honestly, don't you enjoy just driving through without having to stop? They really don't make the property safer because you can get into any complex by waiting for someone else to come or go or if you know a food delivery person in the area. I am about to move to a two bedroom apartment and I might move to another complex only because I am ready for a change of scenery but I might end up staying here because I know that the complex is great and the people who work here could not be nicer. Remember that people are quick to write the bad things but few take the time to praise someone for good work. Also remember that if you treat people like crap it is hard for the nicest person to stay nice. If a lot of residents are calling management on you, you are obviosly doing something wrong!
